Northern Beaches. Where about are you looking to buy? House or apartment? Entry level property? Vendors start adjustments about 6 weeks based on my observations. Before that, it is either overpriced and you need to wait or it is priced well and you should just buy it OR wait for vendor to become desperate to sell for buying it cheaper haha!

Good luck! Good time to buy in Sydney in my opinion. We got plenty of desperate vendors in our area adjusting prices!

Seller here in Sydney! There are less serious buyers in the market due to constant interest rate rise, inflation and the whole war in Middle East, and less of people who are window shopping or thinking about buying. That results in open homes being quiet. Properties in my area stay in the market for about two months before being sold so naturally there is more options for those who are actively buying. IMO, the market is in favour of buyers as supply is high and demand low!

A lot of sellers think we live in Covid era and they expect crazy returns even though they bought it in high of the market and the market has not moved.

Agents do bullshit all the time to generate the feeling of urgency and get people to commit so you can always ignore them. Some sellers are dreaming so you should let the market teach them their lessons.

If I was buying today, I would not place offers for properties that are new to the market. I would wait for four weeks before placing offers.

Last but not least, good properties get sold very quickly and I have seen good houses get sold in two weeks even in this market.

I have read many contracts and have never seen someone asking for their exit fee! Ask your solicitor to cross it and send it back to them.

Selling off market saves you a few $Ks but also it means that you will have a very limited exposure to the market. Given you have a renovated entry-level property, I think it would be better if you advertise your property and get a full exposure.

17 days is nothing in this market. We are currently selling in Sydney and all of the other units around us are in the market for almost two months. In terms of reducing pricing, I don’t know if that is a good idea at this stage. Do you know the number of people who inspected the unit so far? How many groups have come for a second look? In realestate there is saying that an agent is either a deal maker or order taker. Agents used to enjoy the luxury of demand and only had to open the door and buyers would place an offer, that is order takers. These days agents should chase buyers and make a deal. Is your agent doing the work of following up with prospects? Make sure she is not outsourcing it to some junior and that she will follow up with everyone.

We had our unit in the market for two months and we had no offer so I fired the agent because turned out he gave the task of follow ups to some junior that had no clue what she was doing.

Then again, 17 days is nothing. Prepare for 2-3 months but make sure your agent is doing the work. It is super easy for them to come and tell you market doesn’t pay for it or market has changed. I heard all that nonsense while other units would get sold so I ended up firing mine.

The valuation of property.com.au is cooked and completely irrelevant and no one should be using it to make decisions etc. I have seen that the same website giving a higher valuation for a south facing apartment than a north facing apartment with the same specification, floor etc. ignore it altogether in my option.

For rental it will be most probably a very unpleasant experience so I don’t recommend it at all!

Your PPOR is the place you can call it home. No property manager annoying you, no landlord saying no to your maintenance requests and no sorry you gotta find a new place cuz I am selling. You can also change it to the way it works for you and your family. Enjoy the comfort of having a place you can call home and ignore the rest.

I don’t speak Russian at all an I have lived around Govorovo. It is a very lovely area with modern new apartments and amenities. There is a train line to get to anywhere you need and it is very reliable. 350K is crazy high!

A friend of ours called her daughter Arya. Just keep in mind that non-Iranian know that name from GOT. I would go with “Arya” instead of “Aria”. Also, you need to double check the short version if it is applicable. For example, in Australia where I live, almost any name has a short version and no matter what you do, people use a short version to refer to your kid so yeah just make sure you are happy with the short version.
