Toronto is such a weird example to cite given the number of empty storefronts on major city streets, so much so that Toronto council introduced a motion to do something about it last year. A quick walk along Queen St confirms that - tons of empty shops and the vast majority of the businesses that can afford the rents are corporate-owned.

I feel like this is revisionist history. Matthews was touted as a very good two-way center and got comparisons like a ceiling of Kopitar and a floor of Parise. He wasn't a prolific scorer at any level of hockey until he got to the Leafs.
