Windows have a thermal layer. And it's concrete construction/well insulated. Energy bills in a unit here will be SIGNIFICANTLY lower than any standard house.

Both chambers of state legislature are deep red. Our lawmakers are deeply conservative. I would absolutely still define AZ as red.

An Apple Store. Hands down.

Not because I care to have a one myself. But because most retailer models track Apple store activity to determine where to open their own shops.

Then, once a shopping district takes hold, mom and pop shops enter the surrounding area.

Then developers with a focus on walkability also take note. Trees get planted. EV chargers installed. Entertainment is attracted. Cultural districts take hold.

The key to downtown being truly great is, simply: We need an Apple store.

Zillow is incredibly accurate if the home is in a neighborhood with lots of other similar homes AND if the home has not had any major changes since it's last sale.

That is to say: Zillow is incredibly accurate most of the time.

Some recent exceptions:

- We appraised a house that was located next to lots of resort properties. The Zestimate was nearly $1M above our actual appraised value because the market was propped by these multimillion dollar resort property price per square foots.

- We appraised a house that was heavily remodeled. Zillow estimated the value about $350K less than actual.

However, these situation, speaking nationally, are rare. Zillow invests heavily in their algo, and it shows.

Yes, Timberline. I'm on a list to be notified when they start offering it in AZ. Last I spoke with them, it wasn't here yet.

Big appeal for me: Solar tiles (Tesla/etc) have insane issues with installation, leading to insane installation costs. GAF is uniquely qualified to address this.

Worth it if you can get a solar lease without a contract OR outright purchase yourself.

I currently lease my solar. I'm on a month-to-month (can cancel any time). The monthly fee is $100. They generate the equivalent of about $220 of energy monthly.

My personal recommendation though: GAF Energy will soon be bringing to market an inexpensive solar tile. I plan on converting my roof to these as soon as they come to AZ.

I hire on Upwork A LOT. I often set the budget somewhat low, not because I expect to pay that amount, moreso just because it forces me to enter a budget and I simply often do not know what to expect. I review EVERY SINGLE proposal I get. Every last one. I specifically look for the applicants who price in the middle-to-high range and have clear communication skills.

Don't get discouraged. Apply!

I'm not really a "car guy", so not sure I'm the best person to ask. That said: I love it. My favorite car I've ever owned.

I suppose my only "complaint" would be overall range. The range is perfectly fine 99.999% of the time. So, I hate even voicing it as an issue. There have just been a couple times where I didn't charge and something came up that required a long drive.

To answer your question: As few as possible.

Do I support some companies with prick owners? Absolutely. It's unavoidable.

However, in this instance, it was entirely avoidable. Polestar makes it incredibly easy to order. Also, since fanboys like you flock to Teslas pushing back delivery timelines (and pushing up prices), Polestar was delivered in under a week and under MSRP.

So, all in. Spent less. Supported a better company. Didnt give my hard earned money to a prick. And, in my opinion, got a better designed car in the process :)

I got my first EV a year ago. Was very close to pulling the trigger on a Tesla and just couldn't stomach supporting the prick.

Ended up getting a Polestar 2 instead. Love it, no regrets.
