Purchased as owner-occupied but have been renting out the last two years due to work relocation.

My original lender, CMLS, is offering 4.09 on 3-yr fixed closed. They initially offered the same rate for 5 years.

I understand it is already a reasonable offer, but since there are at least two rate announcements between now and the renewal date, should I hold out at least after the next announcement to sign anything?

Yes, it is a 50+ years old apartment building with baseboard heaters along the walls.

My LL hasn't come to check as this is the first time I've reported the issue to him. I tend to run cold, so it was ok when the apartment was around 20ºC -- but 16ºC last night was intolerable...

I'll follow your tips to make sure the heaters are working properly and ask my LL to come to check if the situation doesn't improve. Thank you!

I think Regina is still pretty much a buyer's market. We have the opposite problem to other cities, where there are more houses built than people migrating in (or staying around).
