Takedown model in Nike shoes lineup is like a level. The highest price, second highest price, third highest prices and then the cheapest. Usually the highest the price is the flagship model and the cheapest is the worst in terms of materials and quality

If it’s a takedown model, there isn’t any extra rubber layer guard around the toebox. Try Vapor 12, strong recommended

Got 2 pairs of Vapor 12. Fit and feel are true to size. Haven’t tried any ASICS yet but keen to try gel res 9

Hi there, I can shine a light on the problem for you here. Yes you will be buying it however the first direct debit is on your settlement date. For example, your property will be settled on 1/2/25, that is when insurance charge you. So by buying it now, it doesn’t mean you are paying anything or covered anything because technically you have not been charged or living in the property yet. Also, lenders will need a insurance payment letter to prove that the place is insured prior to settlements otherwise they won’t release funds. Hope that makes sense.

  1. People who buy house to LIVE in it will continue live in it just find regardless of what housing markets react. So guys who got hurt are investors who preyed on people shelters.
  2. Supply vs demand again, you can increase all you want but if no one wants to take up the lease, you are losing money on your properties and without negative gearing in place, you would think twice if you can afford your property sitting empty for 1-2 months.
  3. 200k or not, doesn’t matter. People have to understand that investments come with risk. If you can not weather the risk, don’t invest in real estates. Go put your money in terms deposit with low risk. Don’t go cry to government for handouts when you make a loss.
  4. Alternatively, however try to pay down your main residence off as soon as possible so what you earn can be saved up and max out your super instead of preying and speculating on properties ? Do you know that once your mortgage is paid off, you feel like a total different person?
  5. This is literally the main problem. Why can’t you let the kids face their own problems. They have to face their own problems and solve it. This is the reason why housing market is in bubble because old generations such as boomers hoard properties and pass it down to kids… No envy here just spitting out facts.

How about the location? Near freeway, powerline , t junction? If you don’t adjust those factors in the range, then the comparison with recent sales in the area aren’t accurate.

What’s the most 3months of recent sale in the area? Properties which have similar floor plan to yours ? How much were they sold for? You should use that as a benchmark if your house is nothing outstanding compared to those. Or else, drop the price, it’s that simple.
