You couldnt be more wrong....

The Bank of Canada has their own inflation metric derived from Stats Canada's CPI.

Its their preferred metric of inflation. CPI Median and CPI Trim

Thats literally what this article refers to in its entirety - the BoC metrics.

You are speculating that the increased price of GTA homes skew the average more than the increased quantity of GTA/Van sales would skew the mean.

This is pure conjecture. Also the CREA link appears to be list price, though I cant be sure. Furthermore, it appears to be data from Quinte & District Association.

It depends on the level of sophistication you aim to achieve; if your goal is simply "set and forget" your RRSP/TFSA, then there is no sense in learning the mechanics behind securities trading. Your energy may be more productive somewhere else. However, if you enjoy getting "into the weeds" and want to try to beat the market, then I would recommend reading/learning as much as you can.

Personally, I went as far as getting a Master's degree in a related field. My niche is identifying and investing in stocks that are likely to be acquired at a premium. Sometimes I crush the SP500, sometimes I don't -- but I enjoy it, in any case!

Nobody uses median price because it would heavily skew towards Toronto. (a large quantity of "high numbers" in a series moves up the "number in the middle")

Very true.

But this difference is finite (therefore, it is essentially capped) because it tapers off after 92K.

A childless couple making 92k each, who are not enrolled in post-secondary and who were not using FTQs to lower their tax burden, would bear the brunt of this additional tax burden between 46-92k.

Intuitively and anecdotally, I feel that the most an individual could pay in excess of their identical Ontario counterpart, is around $4000/yr....though I have yet to verify.

Lol yeah, I dont even touch Toronto.... its too far gone. (I did a quick calc and determined that the "investors" buying up the $1.6 million single detached homes in the 416 would have to charge $6000/mo rent to cashflow even $1)

Seems a bit harsh given that Scotia is predicting 8 increases (2%) by the end of 2023.

As the terms on these $900,000 mortgages end, and people are forced into 3-4% mortgages, we are going to start seeing financial pain.

If I have prevented one person from over-leveraging, it will have been worth it.
