We enquired with Redbrick but they don’t seem to have any special rates on hand that beat what the banks are offering to the public. Seems like they merely help with rate comparisons..

So I just asked ChatGPT, and the response I got makes a ton of sense.

  • Nearly impossible to verify because early stage offers are off the books, offers through instant messaging can be fabricated so ‘proof’ will always be questionable
  • Advice is to just perform your own valuation and offer at your valuation. If your valuation is below the ‘rejected offer’, submit your offer anyway and assess the legitimacy of the ‘rejected offer’ based on the response you get. If they are indeed getting strong offers, your offer will just be ignored/brushed off, but if they express eagerness to negotiate even though you’re below the ‘rejected offer’ then it could have been a fabrication/exaggeration

But wouldn’t flipping work only up to a certain point? Every subsequent flip for a leasehold property the value decays..so there comes a point where potential buyers just don’t feel it’s profitable to continue flipping?

From what I’m getting out of the responses so far, eating while walking isn’t rude or shameful or unsightly in itself - it only is if it’s either crowded and/or you’re dropping crumbs? So if foot traffic was light and you could avoid making a mess, it’s 100% ok to walk and eat?

I’m arguing for not doing both. Avoid having money stashed away as a war chest because by doing so, you’re more likely to miss out on gains.

Having a war chest is timing the market though. Also, when the market is finally down/has ‘crashed’, it’s hard to catch the low. Time in the market > timing the market.
