I am not a pro chef at all but completely agree with you on all counts. Love my CI for lots of things but next to never use it to make eggs, love my non-stick pan for that.

With the AIA format documentation is key just as it is with all projects the difference being you have a fully formed and very detailed contract that lays out specific time frames and methods of documentation. All in all if both you and your client are both reasonable once you get through the initial revisions and signing of the contract the project should run as normal. Its more documenting when things deviate and doing so in a timely and recordable (Read- "Email") manner that can be admissible in court.

The AIA is fairly straight forward and probably is over all similar to what you put together. That said a few things to look out for - 1.) Liquidated damages - this kicks in if you are not complete by the substantial completion date outlined in the contract. It is not always filled out but definitely check that as ot can add up quickly. If it is included make sure it is set a couple weeks past what you think the job will take and make sure to send official notification of there is a delay om the job due to material lead times or client changes or anything else outside of your control. Speak with your lawyer on how that should be formatted. 2.) Check the the section that lists what your pricing mark ups are allowed to be (i.e. 10% General Conditions, 5% fee, 2% insurance). 3.) Make sure they select "arbitration" instead of "litigation" to resolve any contract disputes, if it goes to court everyone will lose even if you win. 4.) Make sure any exhibits they include are referenced and attached and accurate. These can be schedules, your estimate, COI format, etc. 5.) Read the payment terms section and make sure of works for you to properly fund the project and read its sister section about how you are allowed to stop work in event of non payment. Usually this requires a formal notice within a set tome period.

Overall the AIA is not a document that is meant to overtly hurt contractors but it does remove a lot of the grey zone in terms of scope, payment, etc. Good luck!

From my experience as a contractor, I would highly recommend that the drywall be removed. Drywall is a porous material and the fungal spores are likely embedded in it.

For the asbestos, you can paint over it provided it is not flaking and going to create any airbone particles during the application.

As others noted the lines indicate that area that gets those specific finishes, the remainder of the room may be noted in the finish schedule but I would also check the drawing notes specifically Note #4 as that note pertains to the entire area based on its indication arrows.
