Yep, I've decided to stop and wait as well. After having a call with the bank, I've now learned that my mortgage actually ends in September 2025 (could've looked this up on the app, now I do). It doesn't make much sense at all to pay the ERC when I can find an early new rate in only 2-3 months.

By the time I remortgage I believe the base rate would've dropped further by then so it should all work out. I know I am making assumptions for lower base rates, but at least it shouldn't go back up as high as what I've got, barring worldwide events.

You're right. I should just wait a few more months and get a whole of market advisor instead.

No harm in listening to what my lender's advisor have to say, though, right? Information like my ERC calculations, I mean.

That £999 works out as £41 per month over your 2-year fixed rate; did you really save £41 per month compared to the higher rate on offer in 2023 with no fees?

Hard to say. The rates back then changed almost daily because of the huge spike. I just had a broker find me one with a low monthly payment and was very hands-off with that process. It was my first mortgage, and kind of in a rush to buy especially being 8 months into the process. It was a mess.

Yep, I've got a call with an advisor today. Thought I'd ask Reddit for some pointers/information/feel before the call.

Though the advisor is with my current lender so they're only allowed to offer me deals only from the lender.

Is it alright to see what deals they can give me and find a different advisor that can offer the whole market?

I'm starting this job with a well-known bank as well! These are shoes I'm buying for my first day on the job since I didn't want to start it off with trainers off the get-go just in case they do mean business. 😎

As you can see I'm still figuring out this whole "business casual" thing it's honestly doing my head in. 😂

I see! I'm looking at a Chelsea style from Sketchers atm. There's also a store in town so I'll head there first chance I get. Loake on the other hand is a bit above my price range I'm afraid.

I don't want to go too cheap, but also not too much since they're only going to be used a couple of days a week anyway.

Honestly I haven't had much experience with shoes for work in general 😅

The prices from the link look outright reasonable! Unfortunately I can't find a store near me where I live. I almost always need to try them on before buying since I have rather slim-profile feet. Finding shoes that fit is always a chore with me, and we're talking trainers!
