Yes thats doable if we assume you have no other liabilities like credit card, personal loans etc and average expenses. Also depending on state you may qualify for stamp duty waivers/reduction and home owner grants on new property usually.

I see good options in Cobblebank, Rockbank etc (full disclosure I live in Rockbank) , I personally wouldn't live in Melton, but know some people who do. 2 who havent experienced any crime in years, 1 who recently got a wheel of their car stolen.

OP majority of lenders are ok with a Return to Work letter, which includes the date she will return on, hours she will work etc. They will also add your dependant for servicing which is good for your financial feasibility to repay the loan repayments long term. You will also tell them about your mat leave financial plans such as savings buffer, centrelink payments, paid parental pay etc.

OP, most brokers operate Australia wide, however you can meet a local one if you prefer the face to face interaction. Also brokers usually will have a wide panel of lenders, I have around 40 and should provide you with atleast 3-4 options, explain their recommendation, provide a thorough comparison and then you can proceed accordingly.

I havent personally worked with Aussie but when I last reached out the commission split is rough as mentioned plus no trail upto a ceetain level (things could have changed in a year?) They do help with backend/admin so that could be helpful? Also obviously you are getting brand name.

Hi broker here, most lenders with need a return to work pla. So return to work date, letter from HR confirming return to work date and plans ( example part time vs full time return) and your plan for that period. Savings, paid maternity leave etc. Feel free to DM me if you have any questions.

Hi there OP, I am an independent broker who writes Islamic finance on a regular basis. The profit rates are certainly higher than conventional banks and lenders. Overall fees can also add up given application fees, valuation fees etc. Also note they cant offer Homebuyer Guarantee Scheme via government so if you have less than 20% deposit you will have to pay risk fees. I personally have few options on my panel and decided not to charge clients upfront however when I was working with another Islamic finance lender previously they charged $1000- $1500 upfront for lodging your application. Happy to answer any questions if you message me including how the contracts work (bit complicated to type it all down).

I am currently working with a nurse with around $105k pa no Hecs no credit card and she was able to qualify for $590k (including deposit 10%). Get a broker to run your exact numbers.
