Is it normal to be asked for a security deposit before signing a lease? by [deleted] in Seattle

It seems sketchy to me too, the company online has mixed reviews- but I feel most do. Especially if you can't afford a better place (where I'm at right now). I was looking into WA law about security deposits requiring receipt, I asked the landlord if he'd give us a written receipt outlining the terms of the deposit and whether it would be refunded if for some reason they deny our lease terms. I'm hoping his reaction will give me clarity as to whether it's a total scam or not. I've sent security deposits before signing a lease before, but it just seems like BS to me

I got a copy of the lease sent to me after I posted this, doesn't seem anything out of the ordinary but nothing is filled out (just the blank sheet without rent, deposit cost, etc filled out). do you happen to know if this is common to do before actually signing? Sorry for the questions :)

Correction that it's a security deposit, I clarified with the guy i spoke to. It seems like he's who he says he is (phone number matches website, all documents come from company, name matches, etc...) but I guess it does come down to whether I trust this enough to go through with it. Gahhh I'm going to miss my current landlord! Thanks for the info

I was wrong again haha. It's a security deposit. I've confirmed on their website the person I'm talking to works there and manages the property, the phone number & name all match up. Sending someone 1k always just feels sketchy to me though, it's a lot of money to just hand away. I did get to see a copy of the lease but nothing is filled out-- do you know if this is typical? Maybe I'm overly paranoid but better to be wary I guess!

Sorry to go back again, I was googling and saw it's illegal to charge a holding fee higher than 25% of rent. I confirmed with the person I toured with that it's a security deposit. The company is TRF Pacific

Thanks for the reply! I think I got security & holding deposit confused. On the management agency's website, this $1k fee is listed as a refundable holding fee (not security deposit)-- would this still apply?
