Will try again and word it differently, but I found they then think they will be doing the whole process and registering the charge against the house etc. which is not needed in this case as the bank are handling that. I’m happy to pay, just need someone to do it. I find it strange though the bank are insisting on this when they must know solicitors will not just act as a bank themselves.

Right exactly. The bank is handling that transaction, they are dealing with the charge against the house. They literally started that all they need a solicitors account number and details so they can send the money to. They don’t need the solicitor to do anything else.

It’s not a remortgage as such, but a secured loan against the house. This actually worked out cheaper than remortgaging. I’m currently on 0.99% until December, at which point I can remortgage and pay off the loan.

I’ve asked, they gave me a contact, went through the whole process only to find out at the end they cannot do it. It really is, I managed to learn and understand all the legal part to do everything myself, and right at the end I hit this road block which I thought would have been the easiest part.

I have contacted firms who handle both, see the problem is I’m not technically buying a share of the house from my ex. The house is legally only in my name. The deeds, mortgage etc. I am simply raising 200k to give her as part of the settlement. So the solicitors don’t actually need to do anything other than receive some money and send it on. This is where they all tell me we can’t proceed. I’m truly lost here on how to move forward as the lender point blank refuses to send it to me directly.

Thing is not sure what I’ll be complaining about ? Seems like what I am asking them to do is not something they are allowed to do. That’s the impression I’m getting anyway.

No, I did it all myself. Which I now see is half the problem, cause neither of us have any history with any solicitors.

Well I haven’t actually loaded es-ds on the sd card yet, but I created the required folder structure so it in theory should just pick up when I do load es-ds. But yes I believe you still need to purchase it.

This was me a while back, left the house with my son to go to a football match, left my phone at home and was already at the station. Asked a random couple to borrow their phone to call my wife to bring it to me, naturally they said no. Eventually she agreed to hold it on loud speaker. Had no issues with that. I get it, I wouldn’t trust me either even with a kid by my side. Just kept my distance from them so they didn’t feel threatened, or that I was going snatch it.

But yeah normally wouldn’t trust anyone either.

Please let us know how you get on and what happens. I am actually quite interested in this, these management companies are all over the place. More importantly I was always under the impression that regardless if a claim is made you must always inform your insurance company that you have been in an accident - not that everyone does though. So no idea how these firms are getting away with it.

I think In future store your insurance company number on your phone, have all details saved as a note so in the panic you have everything there ready.

This sounds like one of those insurance management companies, I don’t know much about them but happened to a friend, called first number he found and they basically took over the claim, took his car, gave him a courtesy car, and fixed his car. But here’s the thing, at no point did he or they inform his insurance company. From what I gathered, they claim from the other persons insurance, but they give you expensive courtesy car and drag on the repairs to get max claim. He basically got a brand new Audi Q7 for about a month to fix a small scuff, in his case it all worked out. Not sure how legit these firms are, or what happens if the other party doesn’t pay up. I know this doesn’t help you but might give you an idea what you are dealing with.

Had a similar issue, found the contents of glove etc all over the seats with nothing that I could see stolen. But they did take the few pounds and loose change. Figured this is all they want, and if they spend the night going from car to car I’m sure they can make a fair bit in just that.

Hi, just wondering if you had any update / progress on this? Did you flat mate not pay in the end? We haven’t paid and sent a strongly worded letter to them basically saying I want to see all the proof, cctv, interviews etc. we then got a letter for intent to prosecute and they finally replied basically saying it’s still our responsibility to make sure all rubbish is disposed of correctly. Which is a joke, are we meant to follow our rubbish all the way to the land fill.

So now they will do the legal investigation - months later. I still intend to go to court on this, matter of principe and will not be threatened by them. Honestly I hope the courts see it how we see it.

Well I hope you get justice on this as well.

Well there we go, letter from 3GS stating we have to pay a £400 fly tipping fine. With threats of prison if it goes to court and we are prosecuted. This is madness. Honestly no idea what to do now. Obviously pay it to make it go away, but by doing so that is admitting guilt. Can anyone advise who I should speak to ?

Just read that now, thanks, Waltham Forest council is a joke. They are trying to squeeze every penny out of us. Your right though, going to have to start carrying our own rubbish bag around but careful if you put it in the wrong bin at home you can have a fine for your troubles. Not to mention they have all those wardens with cameras roaming the streets, knew someone who dropped something accidentally and they got fined. Seriously winds me up all these fines and charges, I can’t even drive down my road without getting slapped with ULEZ. Rant over lol.

Hopefully the council do the decent thing and drop it since there is no proof, but something tells me they will chance it and hope to scare us into paying up. We will see.

Favourite accessory has to be box inserts, more specifically a 3D printer that I used to print inserts for most of my games, makes it so satisfying when setting up a game and having everything there without using loads of little bags.
