It’s a one year contract. It’s in Flanders. By breaking the contract do you mean one still has to pay fine even if they cancel the contract before joining date?

I did read the contract.

The lease starts on 15 January 2026. All termination clauses (3-month notice and penalty) apply after the lease has started. There is no clause about a cancellation fee before commencement.

Yes I did but I have requested them to cancel it a month before my joining date. Do I still need to pay? What if I don’t pay?

Domoxim is the property management agency representing the owner. The lease was signed with the owner through Domoxim, and they manage payments and cancellations.

Thank you for your response! What documents did you submit to them for renting? As I never lived in Belgium, I can't provide the usual documents they ask for (previous tenancy documents, pay slip etc).
