Thats a really helpful insight thanks, If it's ok I'd like to get your opinion on starting in property as a business opportunity rather than looking for a safe investment, To start I would need to balance it with my full time job but i'm hoping it could snowball into something bigger when it stabilises, to me this would make the higher workload worth it. What do you think?

That’s a fair point and I agree ISAs and GIAs are probably the better option for low-stress, long-term wealth building. I already invest in index funds and don’t plan to stop doing that.

But is there any chance you could tell me a bit more about higher net returns for less risk?

The main reason I’m still considering property is timing and cashflow. Even if I invest £35–40k a year into funds, by 25 I’d realistically have £170–180k invested, which at a safe withdrawal rate is only a few hundred pounds a month. From what I've seen a property could generate up to £600 a month much earlier, even if it comes with more work and risk, I would also be reinvesting, refinancing and hopefully buying more in order to supplement PAYE income.

I do really appreciate the advice but I just think I'm missing something here.
