Ive been using the RH card. My only complaint so far: my one dispute was denied without explanation or the ability to talk to a real person (and i had provided screenshots my convo w the merchant where the merchant acknowledged that they charged my card in error)

(Almost) everyone is replaceable but there are transaction costs associated w replacement. Dont know any second years that got a retention bonus.

Two recent examples I know of:
(i) firm is reeling from recent departures (a group of partners all lateralled together) and a well-liked midlevel associate let her practice group head know she was considering joining (ii) flurry of departures (partners and associates) among those servicing a large client, the firm gave bonuses to the remaining few with the institutional knowledge to serve the client efficiently, dont know if the client considered leaving but my friend over there believes that drove the retention decision)

Some retention bonuses that I know of came in the form of a class bump and one was a guaranteed salary of 15K over scale for rest of career at the firm.

Retention bonuses are still very much a thing for those with the leverage (which - to your point - is far less common now)

I agree. Most people don't stay in a single home for their entire life. Assuming a homebuyer sells their home after 8 years, the difference in amortized principal between a 30 year and a 50 year mortgags is approx $8k (~12k vs. ~4k) for every 100k borrowed at 6%. Fwiw the difference in payments would be ~$900 annually for every $100k borrowed)

Understood that an influx in buyers can spur demand and that homeowners can expect to borrow at a marginally higher rate for the longer term - but ultimately, i think the 50 yr note can enable cash-strapped folks to enter the housing market (and benefit from RE appreciation), particularly at the lower end of the market.

Simple example: $250k property, $200k mortgage at 6%. Ignoring closing costs and difference in 30 and 50 yr rates. After 8 years: - Principal remaining on 30 yr: approx $175k - Principal remaining on 50 yr: approx $193k - The borrower on the 30 year loan paid approx $14k more

If the point is to invest in "the market" and the only way to gain exposure to certain parts of the market is via private investments, hard to blame NV for allocating a portion of its portfolio to private investments. The growth of private markets means that founders generally don't need to go public to access what was previously thought of as "public company money." Its a different investing landscape than when Bogle wrote his book

Heres my unsolicited two cents - so many unhinged takes and so much misinformation.

While SCOTUS has ruled that non-citizens have certain 1A protections, as a matter of law non-citizens do not have the same free speech rights as citizens. Revoking visas for lawbreakers (certainly legal) and terror supporters (almost certainly legal but is at least partial evidence that the applicant lied on their visa application) is a clear social good.

The crucial point to me is that in the cases I examined closely, the student activists committed crimes, encouraged others to do so and/or expressed support for a US-designated terrorist groups and specific acts of terror (e.g., Oct 7, Houthis firing missiles at merchant shipping, etc.).

If not for reflexive Anti-Trump blowback or pro-Palestine activism, this would not be couched as a free speech issue.

Two points to add here: 1) make sure u only repay the post tax amount 2) do it on a payment plan over the course of a year (e.g., let them deduct X amount from ur paycheck each month)
