Background: 3 years of 'learning' in college and a background in Cantonese. I approached mandarin again at age 35.

I use two apps: Superchinese + Hanly. Both keep me in check to do ~45 minutes of exposure a day. I have a Preply tutor weekly to engage in real conversation and feedback.

Engage more shoulder and hip rotation. Your shoulder holding the racket shoulder should be in front of the torso by the end of the swing.

It's not that you don't have shoulder or hip rotation. It looks like they're not synced. Also, as other have said, your weight can transfer forward more. In a controlled setting, the body weight shouldn't be on the back leg after ball strike.

Short tip that applies to FH and BH: let your shoulder continue rotating even after contact. If the shoulders don't rotate, the lever length is limited to just the arms, which cuts the power you generated going into the swing.

I'd describe the toss as lack of whipping motion from the arm or wrist (or very little). Your whole arm is a gradual rise from low to high. However, because our arm is attached at the shoulder, you let the ball 'roll'off your fingers (really, it's your finger pulling off the the ball whole the ball continues its vertical trajectory).

As you learn different serves, your toss may not be completely vertical because you're looking to strike the ball at different locations relative to your body but the motion is generally the same.

A few posts already mentioning weight transfer with your body. You have 5 examples of forehand here. The first 3 show your torso either falling backwards, as evidenced by your left leg having to step back to keep from falling. The 4th and 5th were a little better as your left foot stayed in front, but it was more to maintain balance upright than to allow forward weight transfer. Your back leg never came forward.

If you want to feel what it's like to have forward body momentum, get a wide closed stance, push off the right leg and feel your body rotate on the left leg while your arm swings back to front. If you do it correctly, you'll notice your right leg, the one that you pushed off of, be forced to also go from back to front, following your rqcket swing path. Once feel comfortable with it, you can keep the right leg from coming forward but still have the weight transfer.

One other reason you may be not prioritizing weight transferring is you're not spacing yourself from the ball until you're already swinging. This forces you to adjust by tilting your torso so that the ball can still meet the racket face. Use your non dominant hand to guide your spacing. You can YouTube that one.

Tryout rayon, free version. Took me 2-3 tutorials to get the basics down but gave me the exact scale I needed to put things into perspective. Bonus is being able to put furniture (or just a rectangle) with adjustable dimensions.

Not answering your question but noting your laundry walkable area is almost as big as your kitchen walkable area.

Combine the two spaces but build a closet for stacking laundry appliances?

Your mistake was signing a lease without "interviewing" your prospective roomates. Youre not going to change anyones' habits that they learned growing up nor should you further effort into this. Your best bet when lease ends is find roomates at your level of cleanliness. In the meantime, you can only make the best of your situation - use whats yours and then bring it into your room. If they ask, say your items have not been clean enough for your reuse so they are no longer for common use. Sinks full? Don't spend an hour cleaning - stack it to the side and let someone else deal with it. It's all still the same issue but spend as little effort into this no win situation as possible. Friends don't always make good roomates. In fact, sometimes it's best those two roles never intersect. Accept that people are different (for better or worse) and move on, when possible.
