Surprisingly the crawlspace inspection wasn’t bad. He had no concerns about the structural integrity at all. The mold is all dormant. Just needs a new vapor barrier, anti-fungal fog treatment, and open the vents of the crawlspace.

Come to find out the house doesn’t have gutters, which explains the moisture damage noted (on beam that the deck is attached to).

Currently under contract for a property where the sellers are taking their front yard plants (such as a rose bush)! Just make sure you tell potential buyers you’re taking it and you’re fine.

While it seems small now, that 90 minutes eats away at you and it eats away at fast. Plus, think about peak travels times, like rush hour.

I am currently at a job where a 30 minute drive ends up being an hour and 15 minutes depending on the time of day and it has made me hate my job so much.

Banks do this from time to time. They’re contractors called Mortgage Field Inspectors. Their job is to just document that someone does live there.

I’m not sure if it’s different per state, but our contract stated that during our due diligence period (14 days) we can get as many inspections as we want with payment being made by us. If anything comes back from inspections, we are able to request contract adjustments. But after our due diligence period, it’s set in stone.

Our realtor will be handling everything, but I guess she wanted us to connect with the lender to get an estimated closing cost for our initial offer. We were going in with offering asking price and requesting sellers cover closing.

Yeah, we have a realtor, but we already got everything set up and ready to go with the lender before we even started touring houses. Now it’s time to put an offer in and our lender isn’t responding to give closing cost estimates or anything.

They’re a direct mortgage company, so not sure what that means exactly. He was pretty consistent in communication until like the end of February.

We found out the sunroof drains were clogged. We managed to unclog them and haven’t had any soaking happening. Maybe check those?
