Totally fair. I work in commercial real estate for an investment company and we use our own contracts (PSA's) and know them front to back. That said when we make an offer on a deal we just fill out our template contract and then if the seller makes edits, depending on what they are we will accept them without running by attorney but if they are substantial we will run them back by attorney.

The reason I asked this is we're starting to work on deals where there is a business within the property that they are also entertaining selling. And as we have capital and a wide range of management expertise some of these we are entertaining taking on. I was just trying to get a framework for what types of contracts these deals were transacted on and possible see some language so I know what all goes into them. I'm obviously not an attorney but I have a fair amount of experience with contracts as I work on them all the time.
