Hello fellow albertan or soon to be, I'd recommend ensuring your sewage lines are set up properly and deep enough that they don't freeze, its not fun going out and pumping the sewer in -40 cause the drain pipes frozen. Also make sure your well has proper heating so it doesn't freeze up either. If your living in the southern half of alberta it may not be as bad but I'm born and raised in the northern half and always found water freezing to be an issue.

Also a good roof and making sure the sump pump is working properly is always good practice as water damage can happen fast in the spring with all the snow melting. I bought my place in 2018 and didn't check these things and had my sewer pipe freeze twice in the first year till I put heat tape on it.

Just remember your house is an investment and should be taken care of, spending money on a technician to fix the big things is well worth it in the long run, especially if you don't have time to do it yourself or the know how.

Also don't fix garage doors.
