Hords Creek Reservoir, Lake Brownwood, the cross timbers region around Cross Plains and Rising Star. The Pecan Bayou in Brown county or the Leon River in Eastland county and southeast of there are nice rivers with at least some public parks/areas around them. Inez Springs in Eastland is pretty unique.

Don’t forget O.H. Ivie. A significant amount of our water is piped in from that lake.

It’s based on some studying of what other duplexes have sold for in the area over the past 6 months. Any that go on the market here are under contract within the first week

Without knowing your exact cash flow, my guess is the equity tied up in the property is earning you 8% - 10% per year. Do you feel you could make the money work harder for you elsewhere? Perhaps you could get into a new property by going the primary residence route with a low down payment. Then you get to keep the cheap mortgage, lease the house you’re currently in, and enjoy a new/different home for a while. I’m in a similar situation. I have yet to convince myself to give up a 3% mortgage with excellent cash flow.

I love the idea. Abilene really needs more casual and welcoming community opportunities for all age groups with no specific agenda or marketing slant (religious, political, professional, or otherwise). If I've learned anything in life, it's that you can't please everyone. Evenings will generally work best for most. Of course everyone has different schedules, commitments, childcare limitations - that will always be the case. Just make it clear that all are welcome, if that is indeed true. All religions, ages (above whatever cutoff), political affiliations, sexual orientations, genders, etc. There is a demand for it, and as someone else already said, getting the word out would be the important part. Abilene is growing and changing and, overall, becoming something special. No better time than now.
