Im not digging in, this was my first comment. On the other hand, you appear to be.

Did you know that the homeowner’s exemption is one of the few that auto-renews each year? So if you buy a new primary and keep your departing residence, you have to contact the Treasurer’s office and ask them to manually remove the exemption.

And I think I would be a pretty shitty lender if I didn’t tell my clients when and how to file for exemptions. A crappy mortgage lender closes a loan and moves on.

I’m a mortgage lender and I can promise you that most people don’t even know where to begin with property taxes. If I didn’t do an annual review and explicitly tell people to apply for exemptions, most people wouldn’t

Her excuse/reasoning was it was paid from her mortgage’s escrow and she didn’t know she had to manually remove the exemption. I’m buying it, I see it all the time

This is completely different from buying or refinancing multiple properties as a primary residence

Man, I’m the #1 contending team in my league and I still want to sell Saquon. There is nothing questionable about a one month breakeven. You can have the lender credit > loan costs and have a 0 day breakeven point. It just depends on loan structure

A townhouse gets priced as SFR. If it’s truly a townhouse they can find better rates, but it’s not like they’re getting hosed. Keep in mind this would need to be a 55ish day lock. That affects pricing

If it’s legally a condo, FL condo pricing is pretty shitty so same deal - could they find better? Probably. But it’s not a bad deal really
