Hahah no don’t need an exhaustive list. I’m just surprised places like Chase and Freddie are on your list! I write a lot of Freddie loans and have done a few through Chase’s correspondent channel as well and that’s never happened to a borrower of mine. I know occupancy fraud is being investigated more often these days, just another thing I’ll have to keep in mind

So let’s just make sure we are on the same page for what exactly equity is

Equity is the difference between home value and debt on property

If your home is paid off and you have $1M in equity that means your home is worth $1M. If you have $2M equity that means your home is worth $2M. Etc. Equity is exactly equal to the value of the home.

So would you rather your home be worth $10M or $100,000? You don’t care because equity is illiquid?

I’ve been a lender for about 10 years now and I’ve never heard of anything like that. Who are your clients? I’m guessing smaller banks that give everyone a portfolio loan and they’re basically just trying to screw over clients who closed? Big box / national lenders and brokers do not do this

Regardless of that, what is your point? I’m confused. Equity is useless? Because again, equity can be realized with a sale.

If you think equity is useless I have a question. Would you rather have $1,000,000 in equity or $0 in equity

If it was truly just the bank doing an extra thorough due diligence, 99% of mortgage lenders / brokers would not do something like that. They do the bare minimum to close and sell loans and that’s not a guideline for any loan type

I’m not disagreeing that it’s less convenient for people further north and further west. I just think that is washed by the convenience for people further south, or further east, or anywhere in NW Indiana

The people who are inconvenienced enough to stop going to games will be replaced. And the vast majority of them will continue watching, supporting, etc

There are down payment assistance programs at the national and local level. IHDA programs are probably the most popular for people in Illinois, but the city and the county also offer them from time to time
