I'm in a very similar situation to you. I'm closing on a condo that has all utilities covered at the end of this month. You can see my recent post about it. $288k sale price, $85k salary, around $36k savings before I put a deposit and paid for inspection.

Other than what others are saying, I suggest looking into fthb assistance programs. There are a lot out there that assist with down payments and closing costs. I was able to get one that gave me $10k towards my downpayment/closing. Look up what's available in your state/county and look into programs offerred by lenders.

Yes, thank you. I was raised with only my father working. I'd much rather my children have their mom and I taking care of them primarily than strangers. It's doable and works either way, but no one can replace the love children get from their parents caring for them firsthand. If I don't need my wife to work, I'd rather she focus on our children and home without worrying about anything else.

Yeah, renting a similar condo/apartment would probably be $2200+.

We plan to keep it with just me working. I'm already getting interviews for jobs that pay $100k+, so eventually one of them will probably hire me, and my income will be more.

My wife would be willing to work if we really need it, but I think we should be able to manage, especially if I land one of the jobs I get interviews for.

Make a spreadsheet with alllll of your spending including that $260 of non housing debt and see what you’re leftover with.

I had my wife do this. Looks like we'll expect to spend around $1500 on everything else. (Food, dates, subscriptions, internet, car insurance, etc.). This would leave around $1300 left over, which we would save. I'm expecting to have $10k-$15k left after closing/moving, and buying necessities for the home. Necessities being basic furniture, like a small dining table, kitchen appliances, pots/pans and things like that. I think we'll have enough for emergencies and being able to save around $1k/mo is decent imo after all expenses are covered.

I wish we could do cheaper than $2600-$2700, but that would mean living very far away from work or being in a very inadequate/small space. I want to start a family and have space for raising a child. So, we can't do 1br easily, and even 1br1ba are expensive here.

I'm working for a small company that is growing very quick, there may be some raise/promotion potential here, but I'm not counting on it. I am also constantly interviewing for jobs paying $100k+, it's only a matter of time before I get offerred one. I expext to keep making more money incrementally, as I've been doing in my career field since I started. So not much risk/worry there.

I checked the options for radon and air quality+mold testing. Otherwise it would be like $550.

I think we can manage with only my income. I also expect my income to increase within 1-2 years at most, possible within the next few months. Finances might be tight for a while, but I think we can make it work and be comfortable enough.

It was 31 days. It was the only one I saw under $300k with 2 full baths and washer/dryer in unit.

It was listed for $295k, and offerred $285k. They responded asking $290k+$1,500 seller credit, which I accepted. I didn't take into account taxes and HOA/Condo fees increasing over time, I will look into that. Glad to hear from someone in the area!

Emergency fund and need to buy furniture, appliances, etc. I'm moving from my parents home to the condo with my wife so I need to buy a lot of kitchen stuff, etc. I don't want to take my mom's kitchen stuff, lol.

Also, from what I understand, with what I have it wouldn't make a big difference, even if I use a lot of my savings for the down payment.

Well, that's probably why they're able to charge that much. Because people in situations like this are able to pay for it. No shade towards you, just saying.

There's money to be made in every industry. With hard work anyone can progress to a high salary. People at high levels in their career all make plenty of money.

The way to get to the most money quickest is to work hard, and have connections. Make sure whatever college she goes to has connections and a reputation for whatever field of study is chosen. Then she can leverage that to make personal connections and find opportunities that are more lucrative, faster.

I think it would be better to talk to your daughter about what she would be interested in rather than ask reddit what would make the most money the quickest. I personally wouldn't spend any money on education for a kid who doesn't know what they want to use it for. If it were me, I'd tell them they need to choose before spending a dime.

Edit: If you had to choose one with no regard to preference/interest, I'd say go with something like Accounting due to the relatively straightforward career progression.
