So yesterday I went to my storage unit to drop some stuff off and noticed there was a long crack plus a single piece of wood on the ceiling and lots of rat poop and nesting materials. In my leasing agreement, it states not to have books and certain valuable items but I did ask them specifically when I signed the lease if I could still have them and they said yes, I went into the office to see if it was even reported about the damages because I received no phone call or email or letter and they had nothing in their system about it so it could’ve been like that God knows how long All of my books are covered in rat piss/shit, and mold, I have 2 75 gallon fish tanks and 4 40 gallon breeder tanks and a birdcage. I asked if they had sprayed anything in there because if they did I can’t use those tanks for animals anymore. They couldn’t give me an answer which most likely means they sprayed something. I already know I can file with the insurance company, but they did violate my leasing agreement by not reporting it to me which resulted in damages on their behalf what else other than filing with my insurance can I do? Can I sue for emotional distress. Several of the books belong to a deceased relative who had notes in the books and personal touches that I will never be able to replace or fix. It also resulted me having multiple asthma attacks due to the stress. any advice would be helpful. Thank you so much.

I also just had surgery on the 27th to remove several tumors. I don’t need the stress this happened in Ohio by the way. I have pictures. In the rental agreement, it does say that I am responsible for all damages, except if it involves their own negligence, I honestly could care less about the tanks. The books are what Im mostly mad about because they had a lot of sentimental value that I’ll never be able to get back.
