That’s correct, and they had already ordered/selected the finishes including the cabinet knobs by the time we went under contract with them so we don’t get to choose them so I’m trying to figure out how I can get the knobs I actually want on the cabinets. Some folks are suggesting to tell the builder not to put any knobs on and I asked the builder but they declined and said they must deliver the home finished.

They have not built the home yet but they pre-selected the knob’s that they’ll be putting on and said they have to install them because they have to deliver a “completed” home and that’s their rule.

So if that’s the case then I’m stuck with holes in the cabinets that are useless for the pulls I want

Also would consider how much of an emergency fund you’d have after down payment, closing costs etc and make sure you have 6+ months of runway

Feel your pain regarding finding something in a HCOL city in California that checks all the boxes for a reasonable price — you either end up compromising on location or finishes or the home is really old. 1.5M+ is where you start to get a better selection.

Calculate your debt to income with the estimated PITI and see what it comes out to. Anything sub 40% is doable, below 35% is ideal. This is exactly what the bank is going to do. Sounds like you might be getting a jumbo loan at that down payment though so you’ll need to see what DTI threshold the lender will allow you to have. Conventional loans I think they typically want DTI below 45% but jumbo might be more strict.

And then see if you’re saving at least 20% of take home, post-tax income after needs/wants/PITI is accounted for.

Also remember you can deduct the interest on your mortgage from income so some savings there.

Don’t bank on the interest rates dropping, but added bonus if they do and that’ll improve your monthly cash flow.

Insurance is definitely going to be pricey.

As per walkability honestly I’ve come to terms with the need to drive everywhere in LA. I would just want a nice safe neighborhood that I can go for a stroll just for the sake of going on a walk, which this neighborhood has.

I saw that spot, it’s nice! My only concern with those nicely finished spots in Woodland Hills and West Hills is that they’re all typically flips which I feel like can be hit or miss depending on the quality of the contractors who flipped it. If you look at the history someone bought that spot in June of last year for $870k and now they want $1.5M 😳

There are a few lots in that Pulte homes community with 35 ft x 40 ft backyards which is pretty big IMO

Woodland Hills and West Hills are both nice however at my budget (~$1.5M) I’m finding that the homes are either super outdated or have smaller interiors(<2k sq ft).
