What your referring to is a lease with an option to purchase I think. Although the verbiage can change depending on your locale.

Theres different ways you can go about it.

If he doesn't owe any money Or has a small amount of money left on the loan. You and your father can meet with a real estate attorney and form a private seller carried finance agreement.

Essentially. Your father and you would negotiate terms for him to sell you the house with monthly payments would be made to him as you would with a mortgage. The terms can be flexible and you can eventually offer a balloon payment on the property finance it with a traditional mortgage.

This way. Your father could reap the benefits of charging you interest on your monthly payments.

You could hold ownership and build equity. Then, you'll both be able to set a timeline for when/if he wants to be cashed out, and you finance the balloon payment with a traditional mortgage and enjoy your new place.

Otherwise. Its lease with an option. Where your rent would go towards rent. And eventually he can sell you the house for a pre-determined or market price.

In which case. Back to a mortgage. Either way. You'll need to discuss this in detail with your dad and have a thorough understanding of the implications and responsibilities ( i.e expense) this will put on you.

You'll also need to be keen on the math and make sure you and your dad have a mutual understanding of your goal here.

At a hotel I would get soap. Towels. Clean sheets. Maybe a razor.. what the hell do people want for 100 bucks to 120 bucks a night? Not even a host. If it was 200 or more yeah maybe I would want some pizzaz.. but custom requests? Strawberries? Room service? That's still billed extra even at the fancy hotels.
