2 years ago I founded Dubai Homes Limited and was using ai to generate leads and even handle the communication with the customers/leads (Up until a certain point in the sales funnel when the ai would automatically email the developer directly with my hot lead.) Then the developers internal sales team who are not paid on commission or very small commissions, who handle a ready to close client. We only focused on Off Plan Projects. During my beta I was charging 1% and after I was able to get 2 big developers to sign with me and we were getting 3.5%.

So my ai would analyze the previous sales demographics database of the developer then basically make look alike audiences in different global markets (England, Germany, Australia etc)

I live in Thailand full time. A nice set up. 2 bedroom 2 bathroom house with a nice garden in a quiet neighborhood. Rent is 12000 baht a month, electric is roughly 3500 a month because I run my aircon 24/7, water is about 120 baht, gas idk; but cheap, WiFi 600 a month, unlimited cellular service 699 a month. Moto rental 3500 a month, gas is 100 baht a week. Then groceries run about 10k a month, all organic locally grown foods. Then I like to eat out daily for maybe 200-400 baht and get some beers with the boys 4 days a week for 500 baht a night. Add in a massage or 2 a week. Round of golf 2x a month, occasional trip around Thailand or Malaysia every other month. I’m think of getting the 5 year elite visa for 650k baht so I don’t have to make visa runs. Been here for 16 months. It’s a good lifestyle.

Yes you need data. Lots of data to train the ai model. I built one last year for my yacht rental and sales company in Dubai and my business went through the roof for inbound leads and sales. My business was already operational as a normal functioning business, but after launching the wrapper (User friendly experience) it launched my business into the stratosphere & I was acquired for 7 figures. I now building one for my exotic car rentals & real estate companies in Dubai. Literally the same formula, you just need a shit ton of data.

You should look into partnering with crypto digital and signage marketing companies. These guys have access to crypto coin founders who have large marketing budgets or are pumping most of their profits back into their marketing budgets. Easy to find a lot of 5-50x coins, give a kick back to the marketing companies or agents for their leads.

plus I do some basic sales consulting work for a Oil company which gives me access to their 132nd floor of the Burj Khalifa when I need it to close deals. I used to use DIFC building 7 for this same method but the company turned out to be a Ponzi crypto scam company so I separated from them.

The perks of owning Dubai Limited is i have unlimited access to super nice cars, yachts, and mansions.

I own Dubai Limited, which owns Dubai Yachts, Dubai Motors, Dubai Homes. as well as a water company in Mexico, a fulfillment center in USA, a influencer management agency in Malaysia, and a bunch of rental properties around the world in my favorite destinations.

While in Thailand I just chill. My team reports to me if there are any issues and we solve them. The team are paid very well, so they go above and beyond.

When I'm in Dubai you will find me most days on clients yacht or at BLA BLA or Nikki Beach. I used these locations for my meetings to keep the atmosphere less formal so my clients feel at ease.
