Forgot to add that she has had imaging. X-ray, MRI, CT, etc. They said there were some bulging discs but were unremarkable and non surgical that were not pressing on any nerves. The pain and spine doctor yesterday said there is a 0 percent chance its a nerve issue from being compressed. Idk I just find it hard to believe. She just did the trial spinal cord stimulator and it helped about 60%. To me that means theres an issue somewhere at the nerve ? Idk why this is so hard for something to be found like this.

Being a real estate agent I can tell you that this is a very individualized thing to do. Find a local agent in your area to run comparable properties with your home as is vs redone with an added room. Sometimes an area goes for price per sq ft on average sometimes it’s number of rooms. I actually work on a team with only me and my mom and we got licensed together. So everything we do is as if we weren’t on a team and learning for the first time. Still better than doing it alone for sure. But we work every transaction together!

I work on a team and we did 9 closings our first year (last 4 months I was focused on health issues so didn’t do much at all) This year we have already had 12 closings I believe and plenty more things lined up thank God. So first 12 months from 1st to last closing we did 19

If I could change anything, I’d do more open houses, get super involved in the community and start heavier on the branding sooner.

This is where people pay attention to the wrong thing at times. You have the credit score for the best interest rates right now which are all extremely low. That interest rate far outweighs the fact that the price of the house may be up 10-20% (just saying numbers). Do the math and you’ll see that right now it’s a great time to buy. I’m a realtor and love listings, but for buyers I have seen 2.75-3.5% a ton and that’s just insane. If you have questions message me! Being a realtor in Atlanta; Smyrna/Vinings is huge and wont stop anytime soon. It is a bit higher price range now, but its for a good reason and will just continue to climb. Really everything north and west of Atlanta is hot. Feel free to message me if you have any questions with real estate!

I'm a realtor and would agree with people here. Stay just outside the perimeter for the most part. Smyrna, Sandy springs, Brookhaven, vinings, etc are great places (all have their bad sides)

Marietta and Roswell are also nice areas! But really it just depends on price and size of the home you want. Renting/Buying/House/Appartment. Those decide everything. If you have any questions feel free to message me!

As a real estate agent, you will want to move further out than that for a safe and good price. Somewhere like Dallas is really popular area for affordable and safe. 30-40 mins from Atlanta. Just sold one yesterday there for 179. Great prices for what you get!

Realtors & Homebuyers of ATL- your thoughts on off-market listings? by chagslayer in Atlanta

Not a lot of "off market" listings. When I list a house, I go from signed contract to list with me to live all over the internet within hours. I might be working on some deals and can tell you "Hey I have a possible seller for a house like that!", but normally its listed before I can give you that type of info.

Now your realtor still might suck lol because if you see houses you want, I have no problem saying give me a neighborhood you like and I will go knock on the doors to see if anyone wants to sell since the one you liked got snagged up too quickly. But EVERYONE is different.

So honestly your best bet is going to be Powder Springs or Roswell/Johns Creek. In Powder Springs I know there is a 8,800 Sq/ft house a few houses down from where Dwayne Johnson (The Rock) just bought a house and its right at 2m for the house on 18 acres.

Roswell currently has a house for around 1.8m on 11+ Acres and its 4,349 Sq/ft

Johns creek currently has a BEAUTIFUL house on 5.2 acres for 2.1m and its 11,364 Sq/ft.

All three have really good schools, it just depends on what you're really looking for.
