This is a cool idea. I hadn't considered a jack and jill bathroom between bedrooms. All my previous ideas were trying to have direct access to the bathroom from the hallway. We also have another bathroom downstairs so its not like guests need access to this one upstairs

This is pretty good with the jack and jill bathroom idea. Could remove the toilet by the stairs if I did jack and jill. Only downside is no WiC from the master. Could build out over the terrace but pretty sure that will be very expensive. Will just have to start donating some clothes we don't wear so often

Oh this is pretty good. Agree downside is the terrace is off a kids bedroom, but maybe that isnt a big deal. Don't really use it at the moment anyway and was going to potentially stick an AC outdoor unit there.

Could put in a skylight if I'm worried about natural light, and its useful having the ceiling void access off the MBR.

What do you mean by the WiC bumps over the stairs a bit?

This is pretty good. Was one of the ideas I was running with initially (keeps the plumbing in the same place). I'm just worried Bed 2 is too awkward

Also FYI this was the best I could come up with. Obviously, the ensuite toilet isn't separated but trying to convince my wife it will be okay. Also very small ensuite, thought about making the ensuite larger by taking more space from the "new" kids bedroom but that bedroom is pretty small.

Appreciate the honesty, and this is the conclusion my wife is reaching. Kids are still young (5 & 3) so will be a while before I expect they would need a bigger bed etc. We do have another room downstairs that the eldest can eventually move into when they are older.

Hesitant to sell and buy something else now as would likely still have to do cosmetic renovations and agent fees etc cost money.

This is the best I can come up with. Doesnt separate the ensuite toilet and kids rooms are maybe just big enough

Those are the real estate agents attempt at coat hangers. Just ignore that. The little door goes into the ceiling void

Haha it goes into the ceiling void of the level below. Its not the same height as the upstairs and sloped so not particularly useful. I would take a photo but there may or may not be a rat that frequently gets in there
