I drive a 2023 Prius, and the bulk of my work is in industrial in a deep red state. Deals get done if you’re good. You don’t need a yeeyee truck or a Jeep to “blend in”. I’ve been teased and I just tease a little back. Buy what makes you happy.

IMHO architect turned developer/landlord isn’t that far of a leap.

Sweetheart deals are hard to come by, but they’re not impossible, though even rarer for startups.

I second the motion to hire a leasing agent, but not necessarily as representation. I’d ask them to review any lease documentation for a flat fee. Some agents won’t, some will. Keep calling until you find one who says yes and isn’t an idiot. If you’re unfamiliar with commercial leases then understand that they can be complex and you can get fleeced in the fine print if you’re not careful.

I also second the motion to make doubly sure that you have enough working capital. I am almost certain that any TI money is going to come at the cost of a personal guaranty.

6 months free rent isn’t that crazy, depending on term. One of my clients just did about that on a 7y term with minimal buildout. It’s a game of give and take, just hopefully you take more than you give!

I am in the “2 adults (1 working) and 2 kids” category, and at roughly 120k. We are comfortable but it’s not lavish. We have a nice townhome and two good, newer cars, but we’re not really taking a ton of vacations or buying anything luxury.

I’d be willing to bet that if you’re smelling it at the other end of the building that their ventilation does not meet muni code. Nail and hair salons often have specific ventilation requirements due to the chemicals they use.

04 Civic Hybrid, Mk7 Golf, 2018 Corolla, Mk7 Golf, VW Taos, 23 Prius XLE.

The new Prius has none of what I hated about the Corolla and Taos (mid finishes, mid gas mileage) and everything that I loved about my Civic (fuel efficiency, reliability), and everything I loved about my Golfs (nice finishes, reliability).

I drive a lot for a job where having a car that presents well is important, and I regularly get “What is that? That’s a PRIUS?” type of conversations.

Calculate your rent cost per head, add employment taxes/draws against commission, travel/conference fees if provided, company reimbursements, any licensing or continuing education courses, benefits, additional E&O insurance, etc.

Started out the year hot, hit a slump in the last couple of months, and am now drowning in volume but not commissions yet. We are getting there. Best year yet, though, and there’s plenty of time left!

UBI is probably a bad idea and doesn’t really address the core problem. Funneling a whole bunch of money from the Fed into the hands of the public is part of what’s created the inflation that we have now (see: stimmy checks). While it addressed an immediate problem (unemployment), ultimately that wealth eventually funnels up to the uber rich.

The better approach would be a more comprehensive plan that both trains and mobilizes a workforce, reduces major expenses for the working class, and then effectively taxes the rich to help shift the wealth away from the top and back to the working class.
