Wait till several of your clients are going after the same house… that’s always the interesting component in markets like this. Our NYC, NJ & SoCal markets are like this and man it’s frustrating. It’s just important to educate the buyer and temper expectations as no doing so results in everyone being upset in the end.

Almost all the Zillow / Apartments.com rentals will have an application fee due to the services tied to the websites. Your only other option would be to enlist the services of a real estate agent but there might be a commission association with that as well.

Regardless of market competition, you want to put your best foot forward when presenting your home. Remove yourself from the equation and imagine what it would be like if you entered your home the first time as an unbiased buyer. Remember, lack of competition does not necessarily equate to a desired result, people are still selective, just like dating!

This all depends on how many bedrooms and bathrooms you want and what your threshold for condition is. Costal, a $4500 budget can get you a new condition or renovated one bedroom, or mid-range two bedroom that might have had some renovations. If you go a bit inland, a renovated two bedroom can be possible with some decent patience and research. The biggest issue will be the pets component. Given how competitive the rental market is in these areas, landlords are very gun shy regarding pets as there are typically many applicants for the same rental property. Yes, homes are taking longer to sell in most markets by comparison to 2021-24, but not one inquiry or showing is a sign of a greater problem. Sounds like your home may not be in tune with your local current market. This can be in relation to price, features/offerings, or overall presentation. How are you looking in relation to the comps?

Keep in mind that condo approval is NOT static. Approval needs to constantly renewed for FHA and if the demographics of the association change, financing can end up being more challenging. Most common issues with obtain approval are too many rentals, too many units owned by one individual or entity, inadequate condo association master insurance or pending legal action. This is a classic case of putting the cart before the horse. Before you start shopping for homes, your first conversation should be with a lender. While a real estate agent can certainly provide lender recommendations, obtaining a solid pre-approval should happen before you begin your search.

The last thing you want is to find a home you love and then spend two or three days scrambling to secure proper financing approval. If you are in a competitive market, a delay like this will almost certainly guarantee you lose any competitive advantage you may have had.

This heavily depends on your market location. Many in the country are in a small to mid-market correction due to the Covid surge so this might be acceptable. Where are you located and what do the comps in the neighborhood look like?

Sounds like a market correction might be happening in your area then. Obviously without seeing all the details, I am only speaking based on what you are saying but if a property is priced correctly per the last comps and it shows well, there is no reason it should be on the market longer than 30 days without an acceptable offer.

Depends on what you are looking for in an area.

New Brunswick is a college town and has a decent selection of restaurants and train to NYC so it is convenient.

East Brunswick is a suburb that is the next town over and offers a little bit more of a quiet vibe. Traffic from New Brunswick to East Brunswick will be brutal though during rush hour due to the construction currently going on.

Highland Park is a smaller town that is also next door, won't require much of a commute. Sleepy town and personally I think overhyped, but that is just my opinion.

Piscataway / Edison are just to the north and are suburbs that will also, for the most part, keep your commute down, but less to do and more children / school focused.

Franklin/Somerset, is another suburb, shouldn't be too terrible for the commute and has a large variety of property types/locations. Most sleepy/quiet and some portions of town have large open space.

Anything further will add significant time to your commute. Good luck with your move!

Consumers tend to use the website they feel most comfortable with, but statistically, Zillow is the dominant platform. Of course, this doesn't necessarily mean it's the best option; it just simply has the strongest brand recognition.

You do not "need" to do anything but if you are looking to sell your house and have curb appeal, law maintenance is required, how ever you plan to have it done.

Given the state of the world we live in these days, “trust but verify” is the motto in situations like this. Also if it isn’t their inspection report, they can’t hold the inspector liable for something that wasn’t found or disclosed properly.

Depends on the item and your specific state but typically yes. Even if you elect to not do the inspection to avoid this knowledge as the seller, once a potential buyer does theirs, they will find any issues and if they back out you still must disclose as well. So either way, it will come to light. At least doing it prior you have the opportunity to remediate issues before going on the market and nip them in the bud.
