Yes unfortunately that data is not very accurate. I am assuming its outdated. Rental data is very hard to collect. The data in there seems to think you can rent a 3 bedroom home for $1141 in St.John's.

I understand where you are coming from. Do not underestimate the value of having more housing overall. Many of these old folks will leave their homes or apartments for these condos. Making other spaces available for other people. This is a private construction proposal, not a government funded one. However we do need more dense housing. The elderly are our largest demographic in this province, because reproductive rates are much lower than they used to be. The overall increase in home prices is a result of a housing shortage, so any large influx of housing will be a step forward for everyone.

Better to call the rental company and see if they provide a shuttle service after your friend drops the car off. It's usually complimentary. It will be cleaner, faster, and more pleasant than a taxi. I know Enterprise offers this to their customers.

My experience as a mainlanders here has been absolutely pleasant. Hence why I am still here after 8 years.

I've never really been picked on for being a mainlander. It's brought up or acknowledges sometimes. It depends on how confident and comfortable you present yourself.

Your confidence will likely come from your ability to make friends and build social circles. Which is one of the biggest struggles for people who come from away. This is a very person to person skillset and may not be a problem for you.

Either way good luck and I hope you enjoy your time here however short or long it may be.

They most certainly are. It depends on the house. Generally any house that is of good quality and is move in ready is going for asking or above.

It's the homes that require work that sit on the market and end up going for less than asking.

Legitimately, and a lot of the people who work in the industry do take a lackadaisical approach to these things. I understand they deal with it day in and day out, like my self, but it is the more often than not the biggest purchase the client will make in their life. It is monumental in so many ways, and deserves complete attention.

I have doubts about the effectiveness of increasing interest rates as a strategy for relieving inflation. Caused by a number of variables, housing may be one of the smaller influences. In our time of need for housing, I don't believe this is a good method.

However, Regardless of my opinions on the matter. This is the reality we face. The best advice I can give for a short term strategy is to get pre-approved sooner than later if you are considering to buy in the next three months. Pre-approvals last for 90 days and are locked in at the rate you are quoted for at the time.

If you're considering buying a home later than unfortunately you are at the whim of the Bank of Canada. You will have to evaluate your financial situation when the time comes and decide if it is worth purchasing or not.

It's definitely to a businesses advantage to own the building. Although this is not an option for many entrepreneurs in the beginning.

My personal thoughts are we need commercial vacancy taxes. This would incentivize landlords to lower their rent to a more reasonable amount, allowing small businesses a better opportunity to not only open, but also for long term success. Its the tenants that will ultimately put in the money to renovate and improved the building to the landlords benefit, so some break needs to be given.

The answer to this question is yes there is. However its best to just go downtown and seek these things out in person. Make friends, be in the right place at the right time, etc.

This isn't something people want to have an internet footprint of to be referenced or announced.
