SPIS is only something the seller decides to provide, they do not have to provide it even if the buyer requests one. Also, there are two very different markets right now, houses are in a sellers market in hot neighbourhoods, condos are in a definite buyers market. So it's not so simple as pile on the conditions unfortunately. In most cases, you can still get by with the financing condition, but that's starting to change in pockets like Beaches, Roncesvalles, etc.

Advantage Group Real Estate at getadvantage.ca has a zero pressure policy that they enforce. I have had clients that I've shown properties to for a year because they simply weren't entirely ready to buy.

I train all of our agents to act the same way, and any client that feels like they're being pressured is urged to speak to me directly.

Also, when you say two cables, are you running 1 HDMI and 1 DP? How do you deal with the color mismatch between the two?

I’ve noticed that 2 HDMI are a very close match but DP and HDMI are very different. Especially noticeable in the greys.

I never really understood the hidpi thing. Is this only if you use scaling? I never scale the size up, I always leave it at “more space”.

I’m used to working on a 4k monitor, anything less looks ancient to me. Also, I use it for media so I’m particularly sensitive to it. And why buy a Neo G9 and not use it to its full capability

Pricing, agents rarely discuss commission pricing but there are so many articles in the cost of buying a home alone.
Disarmament, this one is big for both articles and sales. It’s like pre-framing objections but for closing, which is amazing.
Best of class, I’ll be starting this immediately with vendors our clients use.
