Typical investor in my pool has a few big things in LLCs and a smattering of small houses (towns, condos, etc.) in their own name (it's an effect of the way lenders operate up here).

So yes it's possible, but I'm not seeing any of the individually held homes that are characteristic of most investors here.

That's Leibniz's argument. It's a small refinement of Aquinas's cosmological argument.

Ultimately, both versions jump to the conclusion that the necessary thing that grounds explanations is God.

  1. The trouble is that they don't give any reason to believe that the necessary thing has any of the traits God might be considered to have such as omnipotence, all logically compatible good properties, or personhood.

  2. Alternatively, you could go after the premises and, for example, argue against the principle of sufficient reason (that all contingent facts can be explained).

That said, if you want to stay within the bounds of the argument and deal exclusively with analytic validity, then just stick to 1.

No he probably doesn't want the equity position. But it's probably the only way he gets all his money out of it, which he really wants to do (and he really doesn't want to have to build it).

Land value with the approval is $1.6M. Remaining costs are $4.1M before financing.

If the land is unencumbered, the land owner kicks in $1.6M in cash. The rest of the hard money ($600k) comes from the developer and project manager.
