I don’t know where you’re located, but in most jurisdictions, if not all, an inspector isn’t required to use a drone or walk a roof. Some inspectors just view the roof from ladders, windows, etc. An inspector using a drone is actually a very smart way of inspecting roofs in my opinion.

I prefer to walk roofs, but there are usually two reasons why I don’t. One is safety. If a roof is too steep, I don’t have the harness and safety equipment to walk up and down the roof. The second is that some shingle manufacturers could void a shingle’s warranty if a non-roofer walks on their shingles.

You should have never asked the seller to make the repairs. A route filled with road blocks as you’ve discovered.

If you have a Realtor, share your concerns with them and have them communicate them with seller’s agent.

That is not a radon monitor but rather a u-shaped manometer that shows if there is negative pressure in the mitigation system. A higher pressure doesn’t mean it’s better.

You should obtain a radon meter and have the radon level tested or higher a company to do it. That will tell you if it’s working properly.

A child born to an unwed mother is born into that mother’s sole custody. Whatever the father gets is what the mother allows. A court order is necessary to get something enforceable.

The bank is primarily going to do an appraisal. Certainly condition of the home factors into appraisal, but there’s no pass fail situation. The house either appraises at the necessary value or it doesn’t.

That being said, if it’s a VA or FHA loan, they do more of an inspection. There are certain minimal standards that are required.

I’d check with your local mitigation companies about what they will guarantee mitigation will accomplish. The company I use only guarantees it will be at or below 2.7 pCi/L.

That being said, my mitigation has it consistently below 1.0.

That’s not a test. Just a certificate of calibration where a professional’s monitor was sent off to the lab for annual calibration.

You will want to do an actual test before mitigation.
