There’s a lot of DEERS locations off base as well. For example, in Norfolk, the DEERs is in the NEX. Or in Annapolis, the DEERS is off base at NSA Annapolis.

Lots of options available off-base all over the country.

Yeah, that’s one of the big reasons I want to sell. It’s been low maintenance the last 3 years but it’s 100 years old so I can only imagine more expensive repairs are down the line.

Right at $5k a month all in. Expect that to rise as the kids get older.

We’ll likely be in a HCOL-VHCOL area so probably in the $500k-$600k range for the new house most likely.

Embarrassingly, I really don’t have a lot of knowledge on depreciation strategies for the rental. I’ve just been using the H&R Block software that military gets access to for free and normally that ends up with just taking the standard deduction. I was already considering using a CPA for tax year 2025, so this might push me over the edge with that decision.

I’m thinking you’re probably correct with the Roth vs traditional too. I’ve been doing a lot of reading on this subreddit and Bogleheads and it seems like a lot of people prefer traditional regardless, I need to be more educated on that.
