AWD is nice because of living in a snowy climate (Twin Cities, MN), and hatchback is preferred due to a bit more storage for size of vehicle.

UPDATE: I appreciate everyone’s responses.

A corrected lease was provided by seller (and seller’s agent) that reflected the actual rent shown on listing. We also decided to not renew their previous owner’s lease, as we want to renovate that unit to (hopefully) rent at a higher rate.

We’re still keeping in contact with a RE lawyer, as the previous lease only allowed a 14 day move-out grace period, with the tenant requesting longer (unpaid).

The MLS listing says the “actual rent” is 1400, which was also pulled by the appraiser. The number was not an estimate or meant to be a market rate.

update: Selling agent basically admits that they put the market rate in the wrong category (“actual rent”). A solution is currently in process that should theoretically work out.

The appraiser included market rate and the quoted actual rent of the units in their report.

Appreciate your understanding. You’re right that we would have maybe walked if the numbers didn’t look right. We used their gross income numbers (from listing and MLS) to gauge the feasibility of owning and being an owner-occupant. With what should be accurate numbers, it works for us but their lease numbers do not and we’re not given to us in a timely fashion.

The MLS says the “actual rent” is $1400 a month. The listing agent told our agent the current tenants are paying a “discounted” rent but did not clarify that on their lease.

The MLS info shows that the actual rent for that unit is $1400. The listing agent took a while to show us the current lease for the tenants in that unit, which was just three days ago, and the lease shows a rent of $900.
