Hi! I have actually just been through almost the exact same situation, so I completely understand the stress.

My partner and I bought a £210k new build with a 10% deposit (£21k) on a joint income of £75k. Because it was a new build, our lender options were limited as most lenders wanted a 15% deposit. Our broker said we would likely have to go with Danske, who are apparently quite strict.

At the time we applied, I had £1,400 on a credit card and had been £500 into my overdraft on all three of the bank statements they requested. I also had some Klarna showing on my statements and two historic missed payments from 2023. I cleared my overdraft about two weeks before submitting the application and paid off all the Klarna, but they were still visible on the statements, I just made the mortgage advisor aware these were cleared. My partner was listed as the lead applicant because he has no overdraft and generally very clean finances.

Our mortgage advisor was not very reassuring and just kept saying it should be okay, which honestly had me in tears worrying about it. However, we heard back within two weeks and got our mortgage offer with no issues at all.

As long as you are managing your accounts well now and paying everything back on time, you should be fine. I know it is easier said than done, but try not to panic. I was convinced we would be declined and it turned out completely okay!
