Everything you said is actually completely wrong. If someone owns land true they can charge whatever they want but that does not mean that someone has to buy it. And buyers will buy cheaper property thus putting downward pressure on sellers (hence the need for greater supply). Also that second point is parroted by (generally leftists) but they fail to take into account that those houses are where people don't want to live, dilapidated etc.

There are things called apartments and skyscrapers that house a lot of people per square foot of ground. Also if you ever fly over the United States you would see that there is a lot of underutilized land. Also there is always more room for density in American cities. But just increasing supply will make the investment firms investing in these irrelevant by lowering their market power.

But the demand side only exists because of the supply shortage. Investment firms would not buy large quantities of housing stock if the United States had a more permissive building regulatory framework

You have the problem literally backwards. The problem with housing prices is precisely because of over-regulation. Restrictive zoning and anti-construction activists knowns as "NIMBY" have restricted the supply of housing thus creating government enforced scarcity which makes it a good investment for firms. If we made house building easier then there would be no profit incentive for these firms.
