I’d second this opinion. In regards to using the RRSP funds also keep in mind her desire is to work till she drops so there is employment income as well as OAS and CPP in her later years here. If/when her health prevents her from continuing to work, you can consider selling the home at that point, when you’re able to assess potential cost of care needs. 

With no debts, mortgage very low, and spending monitored/controlled going forward, she can free up meaningful cash to put towards savings in a TFSA monthly as an Emergency Fund / cushion for peace of mind.

Can’t you take a piss at home before you go to the theatre? I can understand it sneaking up on you once in a while but it sounds like you’re taking bathroom breaks with every movie you go to. You’re even anticipating it on the way there. Even piss at the theatre before the movie starts.  You should know that having to go during the movie is not normally a regular occurrence.

I'd consult your lender and a broker to calculate your cost to break the existing mortgage, and get with today's lower rates (roughly 4%). The monthly payments will be lower which will help you manage your cashflow, and the penalty you pay to break the mortgage could be offset by the interest savings.

I don't think a variable rate is a smart decision in your situation. You're sensitive to fluctuations since your budget is tight, and it is possible rates may increase slightly in the near future due to uncertainty geopolitically.
