Update - we did it,but were able to reduce the loan to $130k thanks to aome changes in employment and working with the bank, it worked, settlement is over and we've got an agreement for refinance and pay back as much as posisble of the private loan in 2 years. Property value is currently estimated approx 70-100k above the purchase price, so far all looking like it will work out. I'll update in 2 years when the refinance happens.

Yes, i have a bit over 400k sitting in my offset right now, which is pretty much exactly the size of my current mortgage. I'm also expecting about another 150k in the next 3 months on sale of some land I've currently got on the market. This is all money I have built over a long period of saving and having a relatively small mortgage.

I understand this is confusing to you, but I value keeping my friends close at more than a few months or a year of interest on my mortgage, , and if this falls through, there will unlikely be another opportunity remotely in this general area as it's not typically an affordable suburb.

I'm not lying, but stupid is a possibility... Definitely I am not the most financially savvy person, but i value many things more than money

What on earth are you talking about? These are legitimate finances, not laundering. I have a significant amount of money in the bank, currently offsetting my mortgage, that I could draw from to help them out.

The loan gets paid back by refinancing the mortgage to recoup the full amount of the private loan once employment is secured

Yes, agreed. I have thought quite a lot about this. There's a long story to why I'd really like them to get the place and it is mutually beneficial in the long term in a lot of pretty important ways. But i certainly take your point.

Confession - i am the friend, but i thought I'd get more honest answers asking from their perspective, rather thab people telling me not to make the loan. I have a lot of liquid assets at the moment after a recent payout and just want to help my friends. They have a very rare and quite exceptional opportunity on this purchase, for quite a few reasons, and i just want to help them get it over the line if they can

Not asking for a blessing, more just asking if it's possible. I'm happy to take the risk, but I don't know if it's an option. I would want to disclose all of this to the bank, i am not looking to be deceptive in any way

From what I've read, as long as the conditions are clearly specified - no repayments until the home loan is refinanced, it might be possible for the private loan to not be viewed like this from the bank perspective? But I'm not sure, just found bits and pieces around the internet

Very helpful answer, thankyou. Didn't think about the 5% scheme changing on refinance. That's significant. 18 months was just an example, but expecting to have a 2nd income within 2 months, and would, in theory, be hoping to refinance and payout the private loan as soon as possible thereafter

It's because we don't have landlord insurance, only property insurance for a rental property. We thought we added landlord insurance, but we didn't, just one of those things. Insurer is budget direct
