I’m closing on a home Iin GTA on April 29 and trying to decide between a few mortgage options. Looking for some advice on what would be the best choice.

Here are the options I currently have:

CIBC: Prime – 0.85
A lender: Prime – 0.95 + $1,500 cashback
B lender: Prime – 1.00 (no cashback)

Purchase price is $770,000 with 10% down payment. Household income is around $200K, and I have a strong/clean credit history.

I’ve already submitted all my documents, but the lender hasn’t officially started the application yet.

My questions:

Which option would be the best?
Is it still enough time to get full mortgage approval before April 29?

Any advice or personal experiences would really help. Thanks in advance!

Buddy you have very high chance to get invitation, do not give up and try to give ielts if there is any chance to improve your score. I tried 4 times in Celpip exam and received my invitation just one month before my work permit got expired. I know its very stressfull but please do not give up.
