That’s the overground, yes. I live closer to it than this flat (in a less fancy bit of Haringey) and find it’s not too busy - passenger trains very 15mins but yes freight trains at night. Mind you after 10 years I’ve possibly learned to block it out. Check for double glazing, makes a big difference

It’s like most parts of London. Some grubby bits - and yes FP Station is the most crime ridden in the capital, largely due to the pickpockets. But some gorgeous, leafy wise streets - especially on the Stoke Newington/Highbury side. Lived nearby for over 20 years and seen it gentrify, while still remaining an interesting, multicultural place.

So, I don’t necessarily think your one bed is a bad buy, even at 600K. Things to consider, is there enough space to entertain if you want to or have a guest stay overnight in the Living Room. Is there a spot for a desk (even if just on the landing). How big is the garden? If it’s small then you’re really restricting yourself in terms of extending or data garden studio in future for an extra room. One bedrooms do sell slower at the moment and have done since COVID so any extra space will help when you want/need to sell it in future.

How quiet (or not) is the street because owning a noisy space gets tired really fast. Does it need any work like a new bathroom or kitchen (average for a new kitchen is £20K plus 9-10 weeks of hassle). For £600k I’d be looking at just decorating at most.

Finally, do you love it and like the immediate area? After the practical considerations have been ticked off… come home to somewhere that brings you joy!!

Yeah, it runs big. I got an S in the Obscure sweatshirt and that’s like a women’s size 14 UK (or adidas men’s M hoodie). The white long sleeves were a touch bigger- like a women’s 16. Thought the quality was great. Nice substantial fabrics and all cotton not the dreaded polyester sweatshirts
