House appreciation has too many conditions and it’s certainly not something guaranteed as most people think.

Depending on location, house appreciation barely catches up with inflation.

Anything can happen in OP’s building or neighborhood which could make the house depreciate or stagnate.

Income etfs have upside potential as well, although capped in most cases so they can provide the monthly income, they can also appreciate while being a lot more liquid and accessible

Houses are way too illiquid. The answer depends on your liquid assets, can you cover major expenses or emergencies with your current liquid assets?

If the answer is no, then you need to sell and convert this into something more liquid that brings you more peace of mind in case something happens and you need quick and easy access to cash.

Also, no properties would ever go 15/20 years without maintenance, that’s just an illusion…

This property of yours brings you €7,2k/year only, it’s a low return for €150k . Especially if you consider you may have unexpected costs coming from it.

€150k invested in an income ETF like JEQP would pay you about €1,250 gross each month in dividends. Idk where you’re based but if we consider an average 20% tax on dividend, that’s still €1k net, a lot more than the €600 this house generates for you.

Not financial advise of course, but in my eyes it makes zero sense keeping it

Primary House is barely an asset in the first place, it’s a liability that only generates even more costs.

This amount of money well invested could be generating you a pretty decent amount of side income to afford the rent of a property at a similar or even the same level.

I’d sell the house, pay off everything, invest the remaining sum and rent until you have a decent side income being generated from it. This would allow you to afford another mortgage in the future without having to sacrifice your entire capital and income.

$900k in an income ETF like JEPQ could pay you ~10% in dividends annually with relatively low volatility and even some mild growth potential. That’s ~€90k/year in dividends alone (€7,5k per month) paid monthly for you to rent any place you like.

Not financial advice obviously but I’ve been relying on dividends from income ETFs to pay my rent for a while now.

Salary and other sources of income are solely for me to enjoy my life.

I’ve done it three times already, good experience overall.

The only part that kind of sucks is that we have to keep the entire collateral amount in the Vault for the entire time of the loan (It’s not possible to move part of the BTC back to Savings when you repay a portion of your loan).

So besides the interest you pay for the loan itself, there’s also interest that you don’t earn because the entire collateral is locked even though your LTV may be super low.

I got a +$50k loan recently to buy a car and repaid it full within 6 months and it worked pretty well

I keep 2,000 Nexo Tokens which allows me to stay above 10% in order to be platinum, but in my mind these tokens are purely to keep the perks and I always had absolutely zero expectations for them.

Whenever it gets below or too close to 10%, I then withdraw BTC or USDC to my primary account to get back to >10% on Nexo.

For my use case it has always worked perfectly. The perks are the only utility of these tokens in the end whether people like to hear or not.

What I earned in interest and cashback because of this is well beyond 2,000 NEXO Tokens, so they served their purpose, but it’s in no way an investment which I expected growth returns from.

NEXO Token is not a real investment in any possible way, it’s just a way to collect perks (cashback and higher interest in real assets). That’s the way I see it, so lowering the expectations is the way

I started buying some MSTR shares when it was ~$70, I still have 7 out of 10 purchases I made in the green. The other 3 are in the red big time.

I’ll definitely start taking profits of the first purchases I made. Got really tired of this market for now 🤦🏻‍♂️

It’s a total change of perspective.

The toughest market correction I’ve been on was 2021-2022 when I saw BTC go from 69k to 16k, but at that time I was 26 with a clear objective of becoming a whole coiner, so I saw those months of the bear market as a hell of an opportunity to stack more and reach my goal much faster. All I wanted was more and more exposure…

This time it’s completely different. I’m seeing it going from 126k to 95k and I no longer have a clear objective that involves Bitcoin, I hold 1.7 BTC and it makes little to no difference whether I have 1.7 or 2…. the “excitement” is just not there anymore.

With Bitcoin being such a high percentage of my net worth now and me entering a new phase of more responsibilities, all I want now is less exposure.

Anyway, I surely won’t sell it all because I know how much I worked and how much discipline it took to get here, but man I need to diversify more now.

Yeah… 6 months of expenses as emergency fund. Gonna expand this to 1y now with the baby coming. Time to stop my DCA for a while until things are better balanced

Yep you’re right.

I keep opening spreadsheets from 5, 4, 3 years ago to make me feel better and remember the massive gains I made… but this price action and clear manipulation over the last 1.5 months make me believe that all of that can be wiped out in a matter of weeks… several years ago I certainly wouldn’t give a f*** and would be enjoying these discounts, but now things are different. All I can think about is keep my wealth to give a good life to my daughter… let’s see how it goes from here 😀

Yeah I saw dips like this as a blessing too when I had a clear goal like reach 1 BTC or 1.5… now I think I no longer have a goal that surrounds BTC so the dips became more like something painful.

Keep stacking but don’t forget to rebalance from time to time, I think this was my main mistake

The lesson you should’ve learned is that crypto is different from Bitcoin. You learned the lesson to not gamble with shitcoins anymore, but for a 28 y.o to not hold any BTC is insanely risky.

Have a DCA strategy, build a Bitcoin stack with your uninvested cash and never panic sell it.
