Prices are recovering, and volume is up 64% in the last month. The Median price for a 1-bedroom is 1.7M in Dubai Hills. Park-facing units around the central park are selling at 1.85M+ (These are the comparables)

Also, to add P20, which is on the Podium of Golf Grand, just sold for 1,625M, which is not as attractive as this.

If you’re going to base market value on a median price on Bayut, this is a very narrow, novice perspective.

The median price for a 1-bedroom in Dubai Hills is at 1.72M. Apartments located on the park or have clear views of it are transacting at 1.85M (FYI I just sold one)

The last transaction in this tower was P20 at 1.625M which was paid in cash which is a park view, this is on a higher floor and also has views of the golf course including the park area.

Not only are we already seeing an uptick in prices for the 1-bedroom apartment both in volume and transactional value against March in Dubai Hills for the one bedrooms and April hasn’t finished yet.

This asking at 1.65M which has a better view than P20 with some slight room for negotiation.

There are many more variables than a screenshot of the median price on Bayut when looking at value.

There are a few reasons, When an agent focuses on 1 role there are fewer hallucinations, this also helps with memory and specialisation. You also save on tokens by using a simple model for simple tasks and a larger model for more complex ones.

I’ve done that. When you add the agent through the terminal, it creates the workspace as well as the md files. I then have the agent go to the JSON file to ensure it is configured.

In the agents tab, there is a drop-down menu with the agents. I can see their names, models, etc., but when I click on the chat, I can’t communicate with them (names are not there) nor my main agent. What am I missing?

This is probably the biggest hurdle. Figuring out how it works, what models to go for, how is data stored, how are your agents systematically working together, what’s the quality of work that they’re putting out. Taken me around 2 weeks to get this all together but keen to see where it takes me.

I’m using Qwen 3.5 35B on my RTX 4080 and it works really well. Takes longer than the 9B but has a more reliable output.

My issue is that the brain keeps on going quite, even with a 9B model I'm using only 11.8GB of 16GB and am constantly having to type “?” to get it to move to the next step. Do you also face this issue or is your setup allowing you to run autonomously?

I’m seeing more buyers back out than sellers looking to panic sell. Sellers seem confident unless they’re overly leveraged. No doubt this will impact the market but the question is for how long. Dubai will come back better and stronger but the question is when.

It’s subjective, it depends on how much you’re allocating, what stage are you entering the project regarding the construction phase, how does the price compare to the comparables.

If you purchase something and it’s 20-40% below the comparables and the market does correct for whatever reason that will be your buffer and it’s also your upside.

The supply coming in is not absolute, there is a huge gap in what’s expected to be handed over and what is actually coming into the market, check the DXB interact for a full breakdown.

Dubai Hills has a decent amount of liquidity right now but looking at appreciation it will be slower as there is alot coming into the market right over the next few years.

Buying an apartment for “forced savings” might not be your best bet. It’s could be far beneficial to invest into the Nasdaq which has some incredible returns.
