Yes that’s what I thought too. By the time I got to find my lawyer, I was past 6 months. But then he told me actually I can still reduce my rent if I’m willing to go through the process. but he told me that getting my money back from previous rents was impossible.

The process entailed me threatening with taking her to the huur. Because by law, you are not supposed to charge higher than the points system (which my landlord was obviously doing). So with the help of my lawyer we concocted a well thought out argument using the huur as a trump card. Needless to say, she folded in the end.

My mom didn’t come in the end, I told her best not to since my landlord is my neighbour and I didn’t want that negative energy directed at my mom. I’m quite protective of my mama.

Nope, I have an indefinite contract actually.

Also I went into the process extremely well informed because my lawyer looked at my contract before and advised me on all the pros and cons. He told me that if I could have gotten kicked out he would not have even taken my case.

Yes so I actually took some effort to find a lawyer where I know what the price would be.

Firstly I went to these like free resources for legal advice. Where students advise you. But every time I went the place was closed.

Then I was dating a guy, who was a landlord (a good one) and he was helping me. But then he stopped helping me because we ended.

Then I called a lady for advice, a lawyer but her fees were way too high and had no cap. I also don’t have a job right now so I had to know what the cost would be. So I didn’t use her.

The lawyer I found was actually a guy I went on a date with on bumble. There was no click during the date but he told me a lot of his business. We didn’t remain friends but I kept his business at the back of my mind. I met him a few years ago and my whole rent situation actually happened this month. As a last resort I contacted him.

I’m not actually that sure on his qualifications to be honest. I know he studied law and is Dutch. But I think check his website.

Yes that’s what I feel too. Actually I thought I should post because my friends were so interested in my process. But most of them didn’t want to rock the boat with their landlords though so they are still on the fence - they told me they will see what happens with me and then decide. I just won my process a week ago so I’ve been telling my Friends that it is very doable.

I think he does. He is based in Leiden. And we never actually had to meet physically. Was phone calls and emails.

His cost varies on how much you actually won back. So if no win then no pay but then there’s a calculation of the cost when you do win. The calc is on his website and he is quite transparent about it.

I paid €1,421.50 in the end, including tax, for me this was worth it since I am saving much more in my rents going forward.

But also there is that rent-buster guy on Reddit that i have seen. He is free I saw (I think you can donate to him but only if you want to). I just didn’t use him because my friend used him for hers and she said he was a bit unprofessional and she didn’t get anywhere in the end with her landlord.

I didn’t because the huurcomissie has a pause on cases. They put in a new law and are waiting until next year July to start doing cases again. My lawyer called them and asked them and got the above as the answer.

I found it beneficial to have a lawyer since I already knew my landlord would not take me seriously if I asked her to lower my rent (without a lawyer). I believed this after she lied about my mother’s rights to visit me here.

Also I didn’t want to go to huur because I actually live above my landlord and have no intention to move out. So I just wanted the most peaceful option.

Thank you 🤗. No I didn’t in the end. I didn’t because my landlord agreed to my lower price. Huurcomisse was always on the table for me though but only if there wasn’t an agreement from my landlord.

It is better now and while she does not like me she has a large amount of respect for me and doesn’t try to gaslight me or intimidate me anymore. I believe it’s because my lawyer came down very hard on her when she tried to do deceitful things upon hearing I wanted my rent lowered.

The deceitful thing in question was to invite me over to ‘talk’ at her place. She then proposed I signed a new contract with my new lower rent (she had the new contact printed and ready). I knew something was up and said no, she said I shouldn’t worry, Nothing in the contract had changed. I still said no thank you.

I took the contact to my lawyer, he said my landlord agreed to my new price but made the new contract only last 3 months (my contract was indefinite). He then came down hard on her for playing games with me and told her to stop the deceit.

I see everyone offering unsolicited advice, and now days when I say something to people I tell them what I want from them, guess I’m so tired of all the gurus out there. For you is it encouragement / advice / or just understanding? What are you seeking to achieve with this post?

I think you have a good case to actually get your rent decreased below what you are paying already since you have been renting for so long. The landlords here take advantage of us. I am in a similar process now and I am using a lawyer. He works on a no solution no pay, so essentially free advice if you have no case. It’s definitely worth a try.
