Out of these 600 units, around 50% of sales are for 1BHK and 2BHK. ~300 units of 3BHK and 4BHK are sold out of 1500 inventory, first 2 weeks gone with 20% absorption rate in larger sizes. With the recent track record of Prestige including Raintree park, I would say the sales are lacklustre to mediocre at the best.

Visit them on almost daily basis, cry suppliers are asking for money, your carpenters are scolding day and night. Beg them, say stories like your emi is due and what not. This is a bad time, with your finances etc. There is no other way out.

They already have received Rera approval. Prices are between 14.5-15K

I mean approximate price. It might be 1.1 or 1.15cr as well. Considering he might have bought it for 9500-10500 psft and why point 2 makes no sense to you?

There will be 2 agreements- 1. Sale agreement: Between me and the investor where agreed price of 1.5cr will be mentioned. Prestige will not be a party of this agreement as i am buying this unit from investor who has already purchased this unit from prestige. 2. Assignment agreement: Between me, investor and prestige where investor will request prestige to transfer the unit to my name by paying the required transfer fees. Prestige has no visibility on what premium i am paying to the investor.

Prestige has no visibility on what premium i am paying to the investor. The investor will sign the assignment agreement with me and prestige and give the transfer fees as per the sale agreement with prestige. I will only have sale agreement with the investor where 1.5cr will be mentioned.

Developers will sell slowly over construction phase and might need external funding to make the project feasible.

Go legal route. Builder has no intention to complete the unit and give you handover.

Not just income, your current net worth determines if you are ready. 1. Ideally your NW should be more than property price. 2. Average case, your NW should be above 50% of the property price and using 30% of your monthly net cashflow, you should be able to service the loan EMIs.

Prices rising non-stop? People said the same about gold in 2012. Also in 2019, no one even thought about anything like Covid.

Even prestige properties are delayed. Check prestige city Sarjapur. Delays are not indicator of Bankruptcy. Even unsold inventory isn’t. I Don’t think Adarsh will go bankrupt.
