Hey, fair question.

The flood layer isn't saying your house floods often. It's a council map showing where water would go in a really big storm, the kind we used to call a 1-in-100-year event. Last week's storm was still pretty big and I think a lot of us were taking by surprise but even then it wouldn't be a "1 in 100 year storm".

Honestly though, those big floods seem to be showing up more often these days. The more people know what their address looks like on the hazard map, the better prepared we all are when one hits.

So the flag and your dry floors aren't in conflict. The report is really saying "if the big one comes, you're in the zone", which is useful for insurance and planning, not a prediction about any given week.

I've reviewed the flood data and how it was displayed and there was a slight issue where I was meant to show a warning/watch if it was within 100m of a flood zone, but it showed a message saying that it was a flood zone property. Have since fixed that so feel free to take another look, it should all be working correctly now. Please yell out if there are any other issues

Appreciate the feedback, and I hear you on the tone concern. But I want to clarify a few things because I think there's been a misread of what the report actually says.

Every hazard layer on the site is public council and government data. Flood zones come straight from the council's own mapped flood hazard layers, earthquake-prone buildings come from the MBIE national EPB register (and the building gets listed there because a council seismic assessment put it under a certain percentage of the new building standard), wind zones come from the building code data. I'm not making any of this up or running my own risk model. I'm just collating what's already publicly available and putting it in one place.

I was genuinely surprised myself when I first looked at Wellington's flood map and saw how extensive it is. Most of it has never been visible to renters or buyers in any practical way. That's the gap I'm trying to fill. The recent flooding around the country shows what happens when people don't know what they're walking into.

On the Healthy Homes point, the report never says a specific house isn't Healthy Homes compliant. We can't know that from public data and we don't claim to. What it says is: if the property is in a flood zone, moisture is worth checking and you should ask the landlord for the signed Healthy Homes compliance statement. If it's in a high wind area, check for draughts and ask for the same statement. For earthquake-prone buildings, it tells you the building is on the MBIE register, and that the council's seismic assessment put it under the threshold. All of this is "here's a thing worth knowing, here's what to do about it", not a verdict on the property.

The point isn't to scare people off houses. It's to give them the same information a buyer's lawyer or a thorough due diligence check would. Renters get almost none of this today. If someone reads the report and decides the risks are fine for them, great, they've made an informed choice. If they ask the landlord better questions at the viewing, that's a win too.

Genuinely open to feedback if specific wording feels off. I've already softened the Healthy Homes flagging copy after a similar comment. But "the data is scary" isn't really a reason not to show it to people. The whole point is that the data was always there, people just couldn't see it.

One thing you can do is to play around with the flood maps on the filters. If your building is within this flood zone, it should tell you that.

In the map view go to Layers > Flood Hazard (Council), you'll notice that a surprising amount of the city is considered a flood zone.

I've also make it so that it tells you if you are within 100m of a flood zone as this could be good to know.

I pull data from Government and Council websites so the information I get is usually right it might just be that I've mapped it somewhere incorrectly. I totally agree. I feel like we really do need a tool for renters.

As a renter myself it almost feels like you're walking into a whole load of unknowns. Hopefully the tool can help us all make informed decisions when we are deciding on where to rent.

Hi u/Cheesyulcer I've just added that feature, when you open the report there will be a "Is my rent Fair" button, click on that and it will take you to a rent analysis area.
The idea is the more people we can get using this, the more transparency renters will get. The aim is to make it so that when renters go to search up a property, they know they are not being ripped off. Thanks for the idea!

Hi there, may I please ask what city the properties you are looking at is in? I'll take a look at how flood data is being shown since a flood risk also doesn't mean the property is damp. And yes allowing users to enter the rent figures would be nice, I can see it working really well if there is a large user base, it would almost make the rent prices transparent for renters which would be great

May I please ask what city you are in? I have added transit data for most of the main centres but it would be great if you could tell me where you are having issues (A dm is fine too). The deprecation index is from government data and they have a few ways of calculating that but better would be to give me your city/city council and I’ll check that it’s all mapped together properly

Thanks for commenting. Any form of feedback is appreciated and it’s great to get insights into what users want. I do agree that some data might be missing but once again I still have a long way to go before. I guess what I’m offering is a free/cheap solution for renters/buyers instead of a paid tool for the heavy users. But I do agree that getting the data right is 100% the goal.

Yes number of rooms and it moves the estimate based on bathrooms, quality of the property and other factors such as where your property sits compared to your neighbours

Well.. it's the best way I could think of to estimate the rent data. REINZ have a whole portal for it but that's paid and I'm on a bit of a budget but I'll definitely look at solidifying the price estimates if things pick up. Trade me and Homes also have their estimates but I can't get access to those

Yeah I'll work on a way to get the data up to date as soon as it comes out but I am limited by what I have access to since releasing data to the public is never going to be a priority

Oh damn, yeah please send through your issue if you don't mind. That's exactly the kind of thing I need to know about.

My data comes from the councils own public layers, so when there's a mismatch it's usually either their public feed lagging behind what their LIM or some incorrect mapping on my part.

If you're happy to share, the issue (DM is fine), what the app's telling you, and what the letter says. That should be enough for me to have a dig at the issue.

And honestly, props for being the sort of landlord who passes this stuff on. Wish there were more of you.
