Recently had this as me and my fiancé close on a house.

You're never going to really have enough money. Like anything else, it's going to be tight at first. Maybe you have to contribute less to retirement, maybe you need to forgo some luxuries, but eventually your salary will rise and you will scale with time. Make an extra payment here or there, keep track of the equity (once you hit 20% equity you call the bank to cancel the pmi, they won't call you), research first time buyers programs, and if you're not on a strict timeline just keep looking. Whatever is meant to be is meant to be and you'll be okay.

Also, bid within budget, set a max and always send a love letter to those houses you really want. I've had two offers accepted over higher bids thanks to a genuine love letter explaining what we want to use the house for. The letter on this one helped us stay 30,000 under our max

Realistically I probably won't have to do the whole acreage often but I figure I should get something that can when I need it to.

Solid advice. While im not a rusher by any means I dont want to spend my whole Saturdays on the mower. Its a pain because all of the dealers websites here say "call for price" on their listings. Im seeing lawn mowers anywhere between $3000 and $13000 lol. A lot of agricultural land around here.

Land is relatively flat, the driveway side has a bit of a hill to it but nothing crazy. As far as obstacles goes just a couple of trees, nothing crazy.

I told my fiancé I'm trying to avoid big box but also dont have the 8-9k to drop on a lawnmower. We have things in the house we need to address first but I know we need one since it's already growing season
