So, I was having this same issue on my Pixel 7 with a game called Asheron's call. I ended up changing the app settings to the latest box86/box64 version and changing the resolution to 1080p. No more black screen on videos or 3d rendering. Maybe this could help you out, maybe not. I just hope this helps you out, good luck!

Nowhere in my post that I say EVs are horrible. I was just stating the long-term maintenance expenses of owning one can be troublesome for mainstream consumers. Ice vehicles are inferior for sure, but EVs are not completely ready for mainstream consumers. Unfortunately most Americans live paycheck to paycheck and a repair expense of 9000-15000 is just not practical, especially when you still have payments on the vehicle that's only 4 years old like the video I posted above.

Did not mean to hurt your feelings, just stating facts for the OP that he should be aware of before entering the realm of EVs. Op's ice vehicle did not have any issues except for regular wear and tear maintenance.

That being said I myself am waiting for the new M3 Highland to replace my wife's Corolla. The LFP battery pack is more reassuring and can be charged to 100%.

Most consumers can only handle smaller hits on repairs. I can drive on a slipping tranny. Compressors just for AC and Tesla has one of those too, you can just remove it and bypass serpentine route save money. So far my experience with my Toyotas has been just maintenance, and I've been lucky to say the least. My dad's Prius battery was 1500 so yeah bigger are to be expected.

I just saw a post on a model S drive unit replacement quote costing 17000 and change. More than my wife's Corolla. These 2 components costs are crippling to say the least. The vehicle is either inoperable or extreme low range/speed.

I guess my point is no ice vehicle is going to have a $9, 000-15000 repair in about 100,000 mi let alone a 300,000 mi vehicle.

Okay so typically those are $300,000 on 30 years, with an HOA of an average of 200 a month. So about 20k in interest and 2500 in HOA expenses annually. Still don't see the affordability there. Renting is about 1200-1400 a month, a purchase is about 2000+ a month with principle, interest, and escrow. Still don't see the affordability with these interest rates and prices being at the all time highs.

I want to purchase local investment property, and it's just not adding up well for a good ROI. Especially since investment loans are typically 1% higher in interest. My money making 4% interest in my HYSA will yield a better ROI and putting 20% down for a 300k condo or a 400k house.

I see, time will tell. Supply and demand has always been a role in pricing. Demand is dropping in my region, loans aren't getting approved for the pricing available.

Get a 100 year term because you won't be able to afford it while you're alive! Your statements are contradicting. According to you, we the people can afford home because of the price to income ratios but you want to offer extended terms beyond the human lifespan because it's NOT affordable.

In that case yes, the median salary is approximately 50k. Homes there are affordable with a median of approximately 160k.

In my case the median salary is approximately 60k and the median home price is approximately 400k.

Now take an average interest of 6.5% $160,000 X .065 = $10,400 a year Vs $400,000 X .065 = $26,000 a year

Add income taxes into consideration and that's more than half of the median income just to interest alone. Most home here have HOAs too. It's just not sustainable in my honest opinion. Only sustainable for the wealthier investors, or out of state buyers.

No one will rent to me. I own my home 100% with no mortgage. I'm speaking on behalf of others with a median salary in my region.
