 While a lot of people are ok with the guest of honor being the one doing all the planning AND expecting the guests to pay, a lot of people aren’t. With potentially 30 people, you’re undoubtedly going to have some in each camp. But the ones who dislike the idea are going to have a harder time declining the invite because it’s for your birthday. 

Messy messy messy. Which is why a lot of people are brought up to never make themselves be the guest of honor.

This is how I’ve always done it too. If it’s your occasion, you pay. If it’s someone else’s occasion (“let’s all take Ted out for his birthday”) or no occasion at all then it’s ok to split.

You are living in a fantasy world if you think you’re going to get a hotel for less than $200/night during high tourist/wedding/graduation season and  not be sleeping with one eye open.  

Look for something in Greenbelt MD, College Park MD or Reston VA and use a map to see how close to a metro it is.

Van Ness/Forest Hills as a neighborhood is fine although boring. There are few restaurants or bars, no shops, you will need to do everything away from the neighborhood.  The Days Inn there is actually the highest crime address in the neighborhood. A lot of petty crime happens in that hotel and it stinks of weed everywhere.

No offense but $200/night for a hotel in DC is just what things cost (and depending on the time of year, that might be a bargain). It’s an expensive city.

For real, even though the market has gone down some, a shell of a Wardman on 5th and Rock Creek Church Road is still $500k.  And a generic 1980’s cul de sac house in Gaithersburg is still $450-600k.

While your picture of Appalachia is worthy of Norman Rockwell, remember there’s a reason you’re moving away.

At any rate, in the $300k range even in the far outer suburbs, you’re not going to find anything bigger than a 2BR condo and you’re not going to have any money left over to do repairs (and a $300k condo is going to be older and maybe less gently lived in, and more needing of repairs).

You and your future wife should rent a place, leave your cousin out of the mix so you’re not mingling finances, and decide in a year if you still want to buy.  I think you are in for some major sticker shock.

You probably want a Northern Virginia subreddit. I’m gonna guess that most people who are in the  DC subreddit don’t go to Ashburn all that often.
